Lightweight external cladding is everywhere right now.

It looks sharp. It keeps construction costs down. It allows developments to move fast.

But here’s what most buyers don’t ask…
How will it perform in 10–15 years?
Unlike traditional brick, lightweight cladding systems rely heavily on:
• Correct installation
• Proper waterproofing
• Ongoing maintenance
• Quality detailing around windows, doors and penetrations

If moisture gets in, problems follow. That doesn’t mean lightweight construction is “bad.” There are excellent systems when installed properly. But the margin for error is smaller, and that matters.

As a building inspector turned buyer’s agent, we don’t just assess how a property looks.
