Dixon Commercial Real Estate are pleased to announce the successful conclusion of a significant extension of the Vulcan Steel facility in Airport Park Industrial Estate.

A small syndicate was established to purchase the property subject to a lease back in 2012.

The facility at time of purchase included an office component of approximately 300 square metres with a modern factory of about 2,000 square metres.

The tenant, Vulcan Steel Pty Ltd, trading as Vulcan Engineering Steels approached Dixon Commercial Real Estate with a view to extending the building by a further 2,000 square metres. Subsequently, the extension took place and a new ten year lease was agreed to, with a rent adjusted to allow for the cost of construction.

The syndicate of owners is delighted with the final outcome!

In most instances there was competitive bidding, but in all instances the final prices achieved, exceeded or met vendors expectations.

DCRE have offered for sale over a long period of time, a number of commercial properties at auction which has ensured successful outcomes for all vendors.

Osburn Street was offered for sale at Auction and competitive bidding from five bidders pushed the property to a final sale price of $2,910,000.
The property was sold by the Freer family who brought the property in 1988 subject to a lease back to Laminex Industries of which DCRE has managed since.
At time of the sale in 1988 the property was leased at $2.50 per square foot and became available for lease at the end of 2020 and is now let at $80 per sqm pa
