The washpool is full to overflowing! First time I've seen that in years. The washpool, alias Lake Coolangatta, alias Wankondanangko (Kaurna) used to be a lot bigger deeper and more perennial. The Kaurna people camped here in autumn and lived a life of abundance according to local elders. They caught possums and dried the skins to make blankets and clothes for the coming winter. Wankondangko means Possum Place. Decades of silt build up from agriculture in the Willunga Basin and in later years the addition of upstream wetlands has seen it diminish in size and depth. Bird watchers say it is still an internationally significant nesting area for migrating birds. This morning it was the home for the proverbial pot of gold with a rainbow emanating from the surface. Perhaps the spirits are smiling......

My friend Gerry and I have a pact to eat at all of the fine dining restaurants in the Willunga Basin/Fleurieu Peninsula. In the last few weeks we’ve been to D’Arry’s Veranda, Maxwell’s Winery, The Currant Shed, Penny’s Hill, Au Pear, The Star of Greece, Leonard’s Mill, The Farm and the Salopian Inn. Each and every one was thoroughly enjoyable and I left feeling proud to be a local. My favourite to date is D’Arry’s. Gerry’s vote goes to Maxwell’s. A special mention must go to Leonard’s Mill. It doesn't officially qualify because Gerry and I haven't been there together, but I took my sister the other day. The drive down the coast is magnificent, we took in Myponga Beach (which has a reputation for the most expensive real estate in Australia, but I don’t know the source of the rumour), Carrickalinga, Wirrina Cove and Second Valley. The Chef’s Selection menu was based entirely on Fleurieu produce - the presentation, the wine matching and the flavours were outstanding. Highly recommended as way to fill in a lazy Sunday and impress your visitors.

Buying a new home and selling an existing property at the same time can have its own set of challenges. But with planning you can ensure everything goes smoothly.

Before putting your current home on the market or committing to buying a new one, you should consider the prices of properties in the areas in which you will be both buying and selling. You will need a realistic idea of sales prices for comparable properties so that you can assess both your buying and selling position.

What happens if you are unable to perfectly time the sale of one property with the purchase of another? You may find yourself in a temporary situation of not owning a property at all for a period of time, in which case you will need to find a temporary place to live. In this situation you will need to consider short-term housing possibilities, which could include staying with family and friends, or in a rental property. You may also need to look at how to store furniture and other wares.

Alternatively, you may find yourself owning two properties at once, whereby you may need to look at financing options that allow you to pay a deposit on your new purchase before you have access to the funds required to pay for the property in full, which will become available once your previous property has successfully sold.

If you sell first however, you are in a much better negotiating position when buying your new home. An unconditional offer is much more attractive to a vendor and they may factor in $10,000 or more when choosing which offer to accept.

New Pub in Town!!

This week's Southern Times' lead article is about a Chinese Investor's plans for a $50 million luxury hotel in McLaren Vale.
I guess this will fire up debate like the giant Buddha at Sellicks did. I'm a simple man, so these debates confuse me. Whenever we've opened up international trade in the past, our standard of living has benefited. It's 2016, we have a free trade agreement with China (the ChAFTA) and the big mining companies who carried us through the GFC have been falling over themselves for years to sell into China. The smart winemakers are furiously brushing up their Mandarin skills - some are off to China next month on a trade delegation.
I'm just guessing, but shouldn't we rejoice? More tourists, more jobs, improved housing values...yeeeha, I'm gunna eat chocolate!
