New Blog Post: Should you Get a Building & Pest Inspection for a Body Corporate Property Purchase in Queensland?

At Informed Building Inspections, we conduct inspections for buyers across Brisbane, the Sunshine Coast, and Gympie and regularly inspect properties that are within Body Corporate complexes such as units, apartments, townhouses, duplexes or within over 50s living resorts:

“Do I really need a building and pest inspection if it’s a property within a body corporate complex?”

The short answer is — absolutely.

Many buyers assume that because a townhouse, unit, duplex, or apartment is part of a body corporate, the property has already been properly maintained and inspected. Unfortunately, that is not always the case, and only applies to the exterior of the building.

In Queensland, body corporate properties can still suffer from significant defects, termite activity, water ingress, structural movement, poor workmanship, and costly maintenance issues that may not become obvious until after settlement. What happens internally is usually not the responsibility of Body Corp and instead is up to the level of maintenance, works and repairs of the owner of the property, which can then be passed onto the buyer if left undiscovered.

Tape and paint holding internal and external timbers together. Rotting window frames. Severe termite damage concealed behind cosmetic “fixes”.

This is exactly why independent building & pest inspections matter more than ever.

During a recent Sunshine Coast inspection, we identified extensive termite damage and significant timber deterioration throughout the property — including areas where timbers had already failed prior to inspection, and other areas that deteriorated under light tapping carried out in accordance with Australian Standards and accepted inspection practices.

The areas pictured were extensively damaged and structurally compromised.

We recently inspected a property for a pre purchase building and pest inspection where we found that live termites were active — yet it had already been through TWO pre-sale inspections before ours… one building inspector and one pest inspector.

Both missed it.

Not historic damage. Not “possible activity." **Live termites.**

We've included the very obvious photos of termites and their damage found in accessible areas throughout the property.
