Not every renovation adds value.

Iโ€™ve seen sellers spend tens of thousands of dollars on projects they personally wanted, only for buyers to still walk through and mentally budget for changes. The truth is buyers usually care more about cleanliness, presentation and maintenance than luxury upgrades. Fresh paint, clean grout, tidy gardens, working lights, clean windows and decluttering often create a far stronger impression than expensive renovations. Overspending on the wrong areas costs you both time and money.

Iโ€™m not saying never renovate. Iโ€™m saying renovate strategically.

A tired kitchen may benefit from new handles, lighting and styling rather than a full $50,000 replacement.

Sometimes replacing carpet makes sense. Sometimes pressure cleaning driveways creates impact. Sometimes simply removing excess furniture completely changes how a property feels.

Before spending money, ask yourself: Will buyers value this improvement or is this something I personally want? There is a very big difference.

The goal before selling is not creating your dream home. The goal is appealing to the greatest number of buyers possible. And often, simple wins.

The garden youโ€™ve spent years creating may look stunning, but not everyone enjoys gardening. People are time poor. Budgets are tighter. In many households, both parents are working full-time, leaving little spare time for upkeep.
Simplify where possible. Modernise selectively. Keep maintenance low.
We donโ€™t want features that polarise buyers or put them off. Think of a bright pink splashback in a kitchen. Some people will love it. Others will hate it. Thatโ€™s what I mean by polarising. You risk alienating 50% of buyers over this one feature alone.
Whilst a splashback is an easy thing to change, once buyers get a negative feeling about a property, they often move on emotionally, before they move on physically. Even small things can stop an offer, and therefore a sale. Iโ€™ve had buyers refuse to offer on a house because it didnโ€™t have a rangehood, even though we offered to install one for them.
In another instance, buyers thought the skirting boards needed painting because they looked dull and dusty. It turned out they simply needed a good clean. Presentation makes a world of difference.
With cash rate rises and legislative changes, more properties are likely to come onto the market, meaning presentation matters even more. When buyers compare your home to others on the market, how do you want them to remember it? Clean, fresh and well presented, or the one they dismissed because of the red splashback?
The more buyers your property appeals to, the more competition I can create, and competition is what helps push your sale price higher.

Some houses sell at the first open homes, some take longer. The average time varies on location, condition of property, marketing strategy, style of your home, and the actual price point. The lower the price point the more affordable it is to buyers. Take Capalaba, for example. Checking today it is 33.95 days on market on average based on the last 7 days, if you base it on the last 30 days it changes to 33.56 days and if you take it out to 60 days on market it is less time again at an average of 20.26 DOM. Redland Bay (at the other end of Redlands) had a much longer time of 45.57 at 60 DOM and a 30 day average of 52.86 DOM. Statistics can be fasinating but also frustrating. Is your house an 'average' house? How does its presentation, location, size of land, number of bedrooms etc compare to others in your suburb? This all needs to be taken in to account.
