YarraBend

YarraBend A brand new riverside neighbourhood just 6.5km from Melbourne CBD. Partnerships with leading sustainability and technology firms will be included.

Widely regarded as the best mixed-use development site in Melbourne, this extraordinary 16.46 hectare space enjoys almost 300 metres frontage to the iconic Yarra River and is adjacent to sweeping local parklands. Since 1919 the YarraBend site functioned as a paper mill and this beautiful slice of exclusive riverfront land was inaccessible to the public. Our vision is to create an iconic new suburb

where residents and visitors alike can enjoy the best of Melbourne living from the serenity of the Yarra River, to a vibrant food and café scene, to an artistic and cultural hub of health and fitness lifestyle. Located just 6.5 kilometres from the city, the site, once developed, will become a new suburb of Melbourne and include supermarkets, a specialty retail hub, apartments, townhouses and traditional house blocks. Its proximity to the river will also allow development of unique riverfront townhouses and larger scale home blocks. While many urban renewal projects revitalise undesirable parts of a city, YarraBend is exactly the opposite. It is located directly across the river from the coveted suburbs of Kew and Studley Park and at the core of the tightly-held suburb of Alphington. Surrounded by the Yarra River, parklands, golf courses, The Yarra Trail walking and cycling tracks and boat houses, it’s easy to forget you’re only a 10-minute drive to Melbourne’s CBD. Public transport is only a few hundred metres away and some of Melbourne’s best public and private schools are just 5 minutes away. YarraBend will become a new exemplar of sustainable living with a number of key environmental initiatives which will utilize the latest in technology. Melbourne’s arts and cultural status will be reflected at YarraBend with major arts commissions and support for local artists. This suburb is also perfectly located to create an active and healthy lifestyle and we will supplement the area’s natural and direct access to parkland and trails with health and lifestyle hubs including gymnasium, sports facilities, spaces for yoga, wellness and meditation spaces. Designing a beautiful suburb is of utmost importance to Glenvill. It is our intention to enlist iconic Australian and international collaborators in many areas of the development. These collaborators will ensure the initiatives we introduce at YarraBend are exciting, ground breaking and of significant value to our community. The statement “An iconic new suburb on the edge of Kew” encapsulates Glenvill’s vision to deliver a never before seen way of inner urban living in Melbourne.

At YarraBend, nature isn’t something you visit - it’s part of everyday life.

Set along the banks of the Yarra River, the precinct is shaped by its natural surroundings. Morning walks follow the water’s edge, cycling trails weave through established parklands, and quiet moments by the river become part of the daily routine.

It’s a lifestyle defined by balance - where the energy of the city sits just moments away, yet the presence of nature brings a sense of calm and perspective.

Here, the river isn’t just a backdrop. It’s your neighbour.

As the temperature drops, YarraBend naturally shifts into a slower, more intimate rhythm - where staying close to home feels all the more appealing.

At the centre of the precinct, Decca by Chef Adam D’Sylva offers a warm and inviting setting for cooler nights. A place to gather, unwind, and enjoy familiar comforts just moments from home.

With a menu inspired by Italian favourites, from handmade pastas to seasonal dishes and a considered wine list, the experience is both elevated and effortless. It’s the kind of local that quickly becomes part of a weekly ritual.

A reflection of YarraBend’s broader vision, where amenity is woven into everyday living.

We recently marked the groundbreaking of Boiler House and Glass House - two defining projects within the Heritage Park precinct.

Boiler House and Glass House were once the power stations of the site's industrial ambitions. The original 1920 heritage building and a towering 1954 boiler house were synonymous with the paper mill for generations.

Boiler House reimagines the heritage-listed 1920 building for modern living, while retaining the original Victorian red-brick façades, conical chimney and APM motif - a thoughtful balance of heritage and design.

This milestone will also deliver Stage 1 of Heritage Park, expanding green space and enhancing everyday life for residents.

With completion anticipated in Q4 2027, Boiler House and Glass House reflects Glenvill Developments’ commitment to creating places connected to history, landscape and community.
