Six years ago, Greenbank looked very different. Today, it’s one of the markets I get asked about most.

With strong tenant demand and rents rising over the past 12 months, I share what I’m seeing firsthand and why investors continue to watch this suburb closely.

This suburb sees a lot of spillover from its Flagstone and Jimboomba, being closer to the city and captures tenants that can’t get into these markets and people building that need to rent for 12 months.

From new estates taking shape to strong rental demand and rising values, this market continues to attract investors for good reason.

In this reel, I share what I’m seeing on the ground, where Greenbank has come from, how much rent has increased in 12 months alone, and why I’m still keeping a close eye on this market.

Yesterday, we had fly up from Melbourne to visit the team. The impact Sarah’s had on my professional development has been profound.

We met 12 months ago, and it’s been difficult, challenging, fun, eye opening and tables have been flipped (not literally). 12 months on, the way I see my role is totally different and re-defined in my mind.

Something I’m still figuring out and slowing, slowly implementing these changes to my own business (clients) within the business.

What does this mean?

After 5 years in my role as an Investment Specialist, I know successful property ownership takes far more than collecting rent and handling maintenance, a call every few months with a problem to report and nothing outstanding. No connection.

I have worked with many owners that have come onboard with varied experiences on service levels and that’s fine, but it needs to be better, feel less transactional and more relational for you and me.

A small refurbishment can make a big difference to rental performance.

This recently settled 3 bedroom, 2 bathroom, 1 car home in Heritage Park was initially appraised at around $630 per week based on its original condition.

After taking onboard our feedback, the owners completed a two-week refurbishment immediately after settlement — allowing us to reposition the home in the rental market and launch at $680 per week. An application was received within the first 24 hours of going live.

What helped this home stand out in the local rental market:

• Large covered alfresco area ideal for entertaining
• Great house orientation allowing natural light and airflow
• Two separate living areas offering flexibility for families
• Established gardens creating privacy and street appeal
• Solar power, helping reduce ongoing utility costs for tenants

The expected return sits at approximately a 3.8% yield, demonstrating how targeted improvements and strategic positioning can influence both tenant demand and rental outcomes. This yield is normal for growth suburbs and means the property produces 3.8% of its value in rental income each year.

Two years of supporting Jenny on her investment journey, and today we caught up at her second property in Park Ridge. Kim is one of our Senior Property Managers, we’ve been working together at the same office for almost 6 years and we have done many new build handovers together, it’s always seamless.

Jenny shared something that honestly meant the world — that she’s loved our hands-on approach, our communication, and she said she feels like there’s not much she has to do herself when she catches up with us. We text, we call and we are prompt, always. She’s even been approached by other agencies… but she’s staying right where she is.

We also got her some flowers and a Glasshouse candle as a thank you and congrats on the purchase 💐
