The earlier the better. You don’t need to wait until you are ready to sign a contract and it makes sense to select your conveyancer as soon as you decide to buy or sell.

We recommend you don’t sign anything before you’ve asked for your conveyancer’s advice – it is always better to be safe than sorry.

🏘️ What do you look for in a Conveyancing Company?

A firm that has staff who have been in the industry for many years and know all aspects of Conveyancing from the old General Law system to Company Title, Stratum Title, Strata Title, Plans of Subdivision including Off the Plan sales and purchases.

Here at Cameo Conveyancing Victoria our staff have over 40 years in the industry.

Over the years the way we work has changed especially since Covid, there is no more 9.00am to 5.00pm. We make ourselves available to clients often on a weekend so that concerns can be discussed, and problems resolved.

We do not charge to review a contract and aim to get reviews completed the same day.

Our work ethic is one where we work with the client, the real estate agent and the clients bank to make sure the process is smooth. We will go out of our way to do everything possible to get a settlement through.

What is a Section 32 Statement?

Before a property is sold, a buyer must be provided with Section 32 statement. This document is usually prepared by the vendors legal practitioner or conveyancer.

The reason it is called a Section 32 statement is because the information it must contain is set out in section 32 of the Sale of Land Act 1962. The Section 32 statement contains information about the property’s title, including:

✔️ mortgages
✔️ covenants
✔️ easements
✔️ zoning
✔️ outgoings (for example, rates)
✔️ declaration if located in a bushfire-prone area.

As it is a legal document, it must be factually accurate and complete. If it contains incorrect or insufficient information, a buyer may be able to withdraw from the sale or take legal action against you.

Usually, the selling agent makes the document available to prospective buyers before the sale or auction.

A prospective buyer may get their legal practitioner or conveyancer to check the statement before buying your property.
