🔎Kindred Studios Expansion in Footscray🔍

Melbourne’s treasured arts scene is set to become even more exciting with the recent approval of the expansion to Kindred Studios, Footscray’s premier hub of creativity.🎨

To secure Council approval for the extension of such a multi-faceted and flexible arts community was difficult as planning controls are all about how to categorise and assess separate and distinct uses.

Keen Planning patiently responded to Council’s queries and concerns whilst advocating for minimal restrictions to the range of uses that may be going on at any one time. The result is a Planning Permit that was a best fit for our clients who are now able to go full steam ahead on their bold and ambitious new phase.✅💥

We wish the Kindred Studios team all the best as they emerge from the trying circumstances of the pandemic and we are excited to attend lots of events in the new wing later on in the year. 🎬

🔎Plenty Road, Bundoora Case Study🔍

Providing supported accommodation for the most vulnerable members of society is an important endeavour.💗

We are very pleased to have played a small part in these efforts by recently securing a planning permit for a high quality supported 11 bed accommodation building for Dependable Care in Plenty Road, Bundoora.☺️

A key aspect of our planning report was taking a sensitive approach to explaining the proposed use so that any interested neighbour would understand that the proposal would be a safe and positive contribution to the neighbourhood. Only a single objection was received and a Planning Permit was obtained without any constraints on what the clients were seeking which is a fantastic result for such a worthy enterprise.

We wish Dependable Care all the best in the setup of their new facility.💫

🔎Roberna Street Moorabbin subdivision – Case Study🔍

Having obtained a planning permit that allowed the development of a 53-unit storage facility, we were surprised when our client required our further assistance for the subdivision of the facility.😮

Council was concerned that the subdivision into individual lots would transform the nature of the development and make it more likely for individual owners to use their premises for other activities and stay longer on site.

In response we provided a detailed submission including examples/analyses of other similar developments and a range of other details supporting the fact that the subdivision was not changing the nature of the approved use/development. A legal opinion was also sought. A planning permit was then issued and construction has now commenced.✅🏘

📣Melbourne’s Population Decline Blog📣

In the last year and for just about the first time, Melbourne contracted. A recent study by KPMG found that in the last 12 months, Melbourne has experienced a population decline of 65,000 persons and a significant portion of the decline (13,700 persons) is from the city centre.

Although some of the population decline can be attributed to those who can work from home and made a ‘tree change’ to regional areas, many who moved out of the inner city are more likely to be international students or skilled workers who went back home during the pandemic.

Since the late 1990’s, population growth in regional Australian cities has been climbing at an accelerating rate.🚀 Together with the recent exodus from major metropolitan cities during the Covid-19 pandemic, regional Australian cities are currently facing the highest ever demand for housing and pressures on local infrastructure networks.📈

Click on the link below to read today's blog on how Ballarat, a regional city with a population of over 100,000 people, is responding to their mass influx of residents by transforming paddocks into kilometres of housing sprawl out into the far reaches of the city.👇🏼

💧Town Planning for Water Events💧

The irony has not gone unnoticed that a country that is stereotypically known for its deserts (and therefore lack of rain) has been subject to severe flooding to parts of two of its most populous states throughout March and April this year.

Coming hot on the heels of floods at roughly the same time in 2021, and also the fires of the summer of 2019-2020, it has once again highlighted the issues with continued human existence in parts of Australia, and how to manage the almost-inevitable transition to a hotter, more volatile and extreme climate future.💦🔥

The questions that have to be asked can be corralled into two strands of thought:
1️⃣ How can Australians best deal with providing a resilient built environment that works for all
2️⃣ Whether we have to seriously consider permanently evacuating parts of Australia
