The agent's fee in a project sale does not come out of your pocket - the developer covers it.

The myth that using a buyer's agent costs you extra is one of the reasons people skip professional advice and go into a project sale with no one in their corner. The developer has a sales team. You have... yourself.

When the developer pays the commission, you get representation at no direct cost to you. That is the part most first-time buyers never hear before they sign.

Save this and send it to anyone who has been holding off on getting help because they thought they could not afford it.

Rentvesting looks great on paper - until you are living it.

You rent where you want to be, you buy where the numbers work, and you get into the market earlier. That part is real. But most people skipping this step: being honest about whether they can actually handle being a tenant long term. You cannot paint the wall. Someone can ask you to leave. That tension is not a spreadsheet problem.

Choosing rentvesting on numbers alone and resenting it in real life is where this strategy falls apart. Know what you are signing up for before you commit to either path.

Save this if the rentvesting vs buy-where-you-live decision is sitting in front of you right now.

That first construction loan payment is designed to feel manageable - the last one is the one that catches people off guard.

A construction loan draws in stages: deposit, base, lock-up, fixing, completion. You only pay interest on what has been drawn, so early on the repayments are small. But they climb with every stage, and by the time you hit completion you are paying on close to the full amount.

The part most people do not factor in - they are still paying rent through all of it. So the heaviest financial pressure lands right at the end, not the start.

Plan around the last repayment, not the first. Work out what completion looks like on your budget before you commit to anything.

Save this if you are pricing up a build right now, or send it to someone who is.

Four questions most buyers never think to ask their builder - until it is too late.

What have you finished, and can I walk through it? What can you change without telling me? What happens if you are late? Who do I actually speak to when something goes wrong?

The answers tell you more than the display home ever will. A builder who gets uncomfortable with any of these four is telling you something worth hearing.

Save this before you sign anything.

Grief does not pause for business.

In 2025, Aksh*ta lost her mom - the person she had spoken to every single day since leaving home. And the business felt every bit of it. Not because she stopped caring, but because some losses are bigger than the calendar.

This episode is one of the most honest things she has shared. Save it for anyone who needs to hear that falling apart for a while does not mean failing.

Most people spend their upgrade budget in the wrong order.

S tier is anything structural - extra room, bigger garage, higher ceilings, floor plan changes. Once the slab is poured, that conversation is over. A tier is insulation, glazing, and orientation. Invisible on the day, but you feel it every single day for the next 30 years. B tier is bench tops and the main bathroom - you use them daily, so they earn the spend. C tier is landscaping and driveways - get your own quotes, you can often do better outside the builder contract. D tier is feature tiling and statement lighting. Costs plenty, dates out fast.

Save this before you sit down with your builder's upgrade list.

8 follow-ups. Then one last message. Most agents stop at two or three.

The ones who stop early usually call it "not wanting to be pushy." But a client who genuinely was not interested does not need eight touches to say no. A client who is still deciding just needs to know you are still there - consistently, without pressure, without desperation.

Patience built more of my pipeline than any pitch ever did. The follow-up most people skip is usually the one that would have landed.

Save this if you are working on the discipline side of your client relationships.

Profitable on paper. Failing where it counts.

The numbers can look right and the business can still be costing you the thing you built it for. Most people catch that too late - after the relationships have quietly absorbed every late night, missed dinner, and distracted weekend that the spreadsheet never recorded.

If the business is winning and the people closest to you are losing, that is not a trade-off. That is the scoreboard.

Save this for the next time you are justifying the hours.

Off the plan is not inherently risky. Skipping the work is.

Buying before a build is complete means locking in today's price - but the real cost is what you cannot see yet. The builder's track record, the sunset date, what the contract says if the timeline slips. That is where the decision actually lives, not in whether off the plan is safe or risky in theory.

Save this before you put a deposit down on anything that is not built yet.

Relationship is the product. Everything else is paperwork.

Every tool, every platform, every listing description - none of it moves a deal the way trust does. I have seen technically perfect processes fall apart and genuinely average properties sell fast. The difference was never the paperwork.

Save this if you are building a client base and not just a contact list.
