Most first-time investors focus on residential property because it feels familiar. But commercial property can offer some surprising advantages:

✅ Higher rental yields
✅ Longer lease terms
✅ Tenants often pay outgoings (council rates, maintenance, insurance)
✅ Potential for stronger cash flow

However, commercial property isn't "set and forget."

Before you buy, ask yourself:

🔹 Who is the ideal tenant?
🔹 How long is the lease remaining?
🔹 What happens if the property becomes vacant?
🔹 Is the location growing or declining?
🔹 Are there any upcoming infrastructure projects that could impact demand?
