Hi welcome to the weekly market update,

Today we’re onsite at 5 Corunna Ave in North Rocks – a 5 bed home that’s available for off market inspection – reach out for details or an inspection.

It has been a busy week in the real estate world and we’re definitely grateful to be able to continue conducting business albeit in a constrained way.

That said, the market is stronger than ever – Auction clearance rates at 83% for Sydney as agents and owners begin to master the online conversation and see greater conversion.

In a time where you might expect to see longer days on market and properties languishing unable to sell, we are seeing completely the opposite – insatiable buyer demand, shortening of days on market & properties being snapped up well before auction & in some instances even before going to market.

In the last few days we’ve had a couple of sales that are worth discussing –

Firstly 24 Alderson Ave North Rocks sold prior to advertising for an undisclosed amount in the high $1mil range

Feedback primarily in the $1.65-$1.7mil range after 12 qualified private inspections we ended up exchanging with a cash buyer who just didn’t want to muck around.

Also 35 Williams Rd North Rocks – intended for Auction Sept 4th, this 3bed home which backed onto the M2 was only on the market for 6 days, we showed qualified buyers through & it has now sold unconditionally after multiple offers.

Currently we are seeing buyer urgency like never before & smart home owners that are ready to move are taking advantage of the opportunity in a tight market to get a great price in record time.
