The news is screaming one thing, but the streets out here in the North West are saying something completely different.

​If you've been putting off buying or selling because the headlines are making you nervous, I totally get it.

It’s hard to know what to believe. But as someone who is out here talking to local families every single day, here is the honest, unedited truth about what’s happening in our backyard right now:

​Right now, we’re living in a bit of a split market.
​On one hand, the market for bigger family homes has definitely slowed down. High interest rates mean people can't borrow as much, which actually means zero competition for you if you’re looking to upgrade. You finally have the leverage to negotiate a fair price without the crazy bidding wars.

​On the other hand, anything turn-key, brand-new, or right next to the Metro line is absolutely flying. Nobody wants to renovate right now because building costs are too high, so move-in-ready homes are fetching a premium. Plus, with the new Western Sydney Airport opening later this year, smart buyers are quietly investing in our infrastructure line.

​The bottom line? The market isn’t crashing...it’s just shifting. And if you wait for the media to tell you it's the "perfect time" to buy, you’ll likely miss the boat.
