As I pack my suitcase, I’m reminded that some of the best decisions I’ve made in life began with uncertainty.

Not certainty.

Not guarantees.

Just a feeling that it was time to take the next step.

I’ve seen the same thing in property.

Many people wait until they have all the answers before they begin.

The perfect deposit.

The perfect income.

The perfect property.

The perfect timing.

But life rarely works that way.

Sometimes the path only becomes clear after we start walking it.

One step.

One decision.

One conversation.

One opportunity.

Whether it’s travel, property, or life itself, progress often begins before confidence arrives.

Most people don’t need more information.

They need more confidence.

I’ve met people with good incomes who never bought because they were afraid of getting it wrong.

I’ve met people with modest incomes who took a first step and built from there.

Property isn’t just about numbers.

It’s about belief.

Belief that there is a pathway.

Belief that you can learn.

Belief that you don’t have to have everything figured out before you begin.

The first home is rarely the perfect home.

It’s often just the beginning of the journey.

The biggest mistake I see first home buyers make..

Looking at houses before understanding their borrowing capacity.

I completely understand why.

House hunting is exciting.

Talking to a broker isn’t.

But before you spend weekends scrolling listings and attending open homes, it’s worth understanding:

✔ What a lender may be prepared to lend

✔ What deposit you might need

✔ What support schemes may be available

✔ What you need to do to become finance ready (yes this is the biggie) the goal setting one.

The right information can save months of frustration and disappointment.

Over the years I’ve seen many buyers fall in love with a property before they understood their budget.

The first step isn’t finding the right house.

It’s understanding your numbers.

And if I’m honest, I understand why they’re asking.

Rent is high.

The cost of living is high.

Property prices feel intimidating.

For many people, the challenge isn’t a lack of desire to own a home.

It’s not being able to see a pathway.

When we feel overwhelmed, we often assume something is impossible.

But sometimes the first step isn’t finding a property.

It’s understanding your options.

The conversations I’m having with young Australians today are very different to the conversations I had 20 years ago. I purchased my own home at 18 - it was $18,000

And that’s exactly why I’m creating this page.

To help make the pathway a little clearer.

They’re worried about their children.

They’re working hard.

Doing all the right things.

Yet home ownership feels further away than ever.

As a parent myself, I understand the concern.

As someone who has worked in property for decades, I also know there are still pathways available.

They may look different from the pathways my generation took.

But they do exist.

That’s one of the reasons I’m creating this page.

Not to tell people what they should do.

But to help them understand the options available and make informed decisions for their future.

One conversation I’ve had many times lately is with parents.

They’re worried about their children.

Their kids are paying so much a week in rent. Up to $1000 a week in some cities.

They’re working hard.

Doing all the right things.

Yet home ownership feels further away than ever.

As a parent myself, I understand the concern.

As someone who has worked in property for decades, I also know there are still pathways available.

But they do exist.

My generation bought homes
This generation rents them 🙏🏼

I have conversations every week with young Australians who are paying $600, $700, even $900 a week in rent.

Many have good jobs.

Many are doing everything right.

Yet they still feel like home ownership is slipping further away.

What I see isn’t a lack of ambition.

I see confusion, fear and overwhelm.

They don’t know:

• How much they need to save
• What they can borrow
• Whether they should buy where they live
• Or whether there are other ways to get started

This is exactly why I’m creating this page.

Not to just sell houses.

To help people understand the pathway.

I bought my first home at 18.

I’m now in my 50s

Over the years I’ve watched property prices rise from around $18,000 to hundreds of thousands of dollars. I’ve bought, sold, invested, lost and spent years helping first home buyers navigate what can feel like an overwhelming process.

What concerns me most today is how many young Australians believe home ownership is completely out of reach.

The biggest challenge often isn’t finding a house.

It’s understanding the pathway.

The deposit.
The finance.
Your borrowing capacity.
The broker.
The conveyancer.
The grants and schemes.
Knowing what to do first and what comes next.

So I’ve decided to start sharing what I’ve learned.

Not just property listings.

A roadmap.

As I travel Tasmania, Australia and beyond, I’ll be sharing practical property education, opportunities that still exist, trusted industry insights and the steps that help people move from “I’d love to own a home one day” to actually getting the keys.

Because I still believe there are pathways into property.

Sometimes we just need someone to help us see them. 🫵🏻🫶🏼
