The joys of property management! Just taken on a new management in Beecroft. The owner lost the garage remotes and new remotes have been obtain. Don’t expect new remotes to sync with the garage door straight away. I have read the manual and when all else fails go to YouTube. An easy fix. See you at the next one!

Finding a new rental property in Sydney is competitive.

The statistics from the open house confirm the current dilemma:

Asking $675 per week and leased for $700 per week.

So, what did the smart tenants do to get to the front of the queue?

Short answer - commonsense/street smart!

1. They watched and noted how many potential tenants spoke to the agent about how to apply for the property.
2. Made sure their application had all the appropriate documents and references and explained why they wanted to live in the suburb.
3. Emailed their application to the agent on the day of the open house - not two days later.
4. They offered more than the rental price. (Under the current Rental Laws, agents are not allowed to encourage rent bidding).
5. They had a start date for their lease that aligned with the advertised available date.
6. Had a quick chat to the agent to introduce themselves but didn't monopolize the agent's time.

The next time you inspect a possible rental property you like, use your commonsense/street smart to enhance your chances of success!
