Finding, interviewing and then selecting the right agent is like waiting in line for the latest and greatest theme park ride…. but sometimes when you get on that much anticipated ride it’s hell!
Too many agents promise all the bells and whistles then are as underwhelming as water park with no water.
I hear so many stories about agents that didn’t deliver, sent the junior to do the open house or simply did not communicate efficiently with their clients.
So here are my top 3 questions you should be asking each agent you interview.
1️⃣ - will you be attending every open house yourself?
* If the agent is too busy to attend, it means they’re too busy to care. They have bigger fish to catch and you’re just a number.
2️⃣ - how will you negotiate the sale of my home?
Demonstrate!
* The biggest expectation you have of an agent is to achieve the best price, so you better believe that the agent that can get you the top price will be able to clearly explain how. Simply running to auction, doing a closed envelope sale or straight out telling you they will bully the buyers to pay more is not going to cut it. They need a plan, a process and diversity to accomodate every type of buyer.
3️⃣ - what’s the lowest fee you can do?
* This one is a cracker! Have fun with this question and if they drop their fee, try and make them drop it again. An agent that can negotiate their fee is the agent that can negotiate your sale price. If they have a rubber arm with you, they will with the buyers as well.
