Ollie James Real Estate

Ollie James Real Estate We’re a local, independent agency providing real estate services across the Greater Bendigo region That system of real estate was an amazing experience.

I started in real estate as a sales person in 1998 and was trained in the Jenman system 'Ethics in Real Estate". Lots of cold calling, door knocking and extensive training in negotiation and sales techniques. Much of it I still use and have built upon to create what I consider to be a hybrid of best practice that benefits our clients. I have worked with other agencies as a Sales Consultant, Sales Trainer, Mentor and Sales Manager. I have sold many properties over the years and received many accolades. The testimonials I receive from my clients all have a common theme... Honest, Friendly, Genuine, Professional and Knowledgeable. If that's how my clients see me and the work I have done for them, I must be doing something right.

Think you’re automatically in line for government support just because you’re buying your first home in Victoria? Many buyers don’t realise that perks like the $10,000 grant only apply to brand-new builds, and combining the wrong state and federal schemes can quickly leave you out of pocket. Getting your property type and application timing right could save you tens of thousands at settlement, but navigating the fine print is where most people get caught out.

Most first home buyers reckon saving the deposit is the hardest hurdle, but treating that figure as your entire budget can quickly backfire. Between hidden upfront costs like conveyancing and building checks, your finances can unravel fast if the numbers only work when absolutely nothing goes wrong. It turns out the costliest traps usually happen well before settlement, and they are surprisingly easy to overlook.

Trying to sell your current place and pick up the keys to your next Victorian home on the very same day can feel like an absolute high-wire act. Most buyers reckon simply matching the contract dates is enough, but a same-day settlement doesn't guarantee your sale funds will clear in time to finalise the purchase. One minor banking hiccup could leave your removalist truck idling on the kerb, unless you have locked in the crucial fallback plan most people overlook.

Trying to time your next property move without getting caught paying two mortgages at once is enough to keep anyone up at night. While snapping up a new home first feels like the best way to dodge couch surfing, it often heaps massive financial pressure onto your settlement timeline. The safest sequence usually boils down to how comfortable you are with risk, and the ideal strategy might completely flip your moving plans upside down.

Most sellers drive themselves mad trying to scrub every skirting board and repaint entire rooms before an open inspection, but buyers are often paying attention to completely different things. It turns out subtle tweaks to lighting, clearing walkways, and sorting out simple niggles like a dripping tap make a far bigger impression than an exhausting, last-minute renovation. Nailing that first impression comes down to a few surprisingly straightforward details most homeowners completely overlook.

Thinking of gutting the kitchen or adding a lavish extension before listing your Bendigo property? You might want to hold off on calling the tradies, as sinking serious cash into major structural works is often the quickest way to overcapitalise in our regional market. In fact, simple cosmetic refreshes consistently deliver a far better return without the eye-watering price tag. But before you pick up a paintbrush, there is one crucial local factor that determines whether you will actually make your money back.

Receiving an offer well below expectations feels like a proper slap in the face, but treating it like one can easily derail your campaign. Far from an outright rejection, that rock-bottom figure is usually just a cheeky buyer testing your nerve to see if you'll panic. Turning the tables and guiding a bargain hunter towards top dollar comes down to a subtle negotiation pivot that most vendors completely overlook.

While capital city headlines keep harping on about a cooling property market, Central Victoria is quietly playing by a completely different set of rules. Greater Bendigo’s median house price has actually surged over 10 per cent to hit $670,000, powered by steady local resilience and strong demand in key lifestyle pockets. Turns out, a handful of standout suburbs are driving the lion's share of this growth—and the reasons behind the sudden shift might just surprise you.

Ever since "no-fault" evictions were scrapped across Victoria, many local rental providers have found themselves stuck in a bit of a legal muddle. Even a tiny bungle on your paperwork can lead to massive VCAT delays and weeks of lost rent, which is the last thing any property owner needs. There’s a very specific roadmap you must follow in 2026 to stay on the right side of the law, especially when it comes to that final step of regaining possession. You might be surprised to learn who has the legal power to step in if a renter refuses to budge.
