Well: today Bendigo Property Management has become a part of Barry Plant to take them to be a large company in property management. After 40+ years of working in real estate, I am still keen to assist them as much as possible. Only time will tell what that will or won't mean. I will be happy regardless of what develops or doesn't. I have met so many amazing people in my career and been blessed. Thanks to all!

Landlords/owners have been learning some hard lessons about airconditioners. Those çheap' airconditioners çan be very expensive. Those 'add a name later' units mostly cannot be repaired and require to be scrapped after several pricey attempts to fix them. i.e. purchasing/installation cost + multiple repairs = big $$$. Quality units give good results and have spare parts available if needed. Both landlords and tenants are winners together.

Bendigo has a very low vacancy rate at present - about one (1%) percent. Our sister towns'' are all much higher - why? I think Bendigo is outshining the other places currently, as being the ín' regional place to live. Transport by road and train is pretty good, but our weather and lifestyle are great. A good balance exists between owners and tenants mostly. It is quite difficult for tenants to find the right places to suit their needs at an affordable price, but that is nearly always the situation in a competitive market.

With Christmas approaching quickly, it is time push your rent ahead prior to the festive pressures arriving in full. We hate evicting tenants in the New Year . . . but we get forced to do it because landlords cannot pay the mortgage payments - dam arrears hurt us all.

Some new changes to the Residential Tenancies Act will not work as planned. The disclosure that a house has some Asbestos in the building will not serve the planned purpose. To employ an expert to check will not occur due to the cost of expensive reports and the added legal/insurance risks associated. Landlords and agents will just say that every home has Asbestos in them to eliminate the sizable risks.

I feel so sorry for the people who become the victim of drugs. It seems to lead to falling living standards and then rental payments drop behind. Recent, this has resulted in a number of evictions. No one likes evicting people and locking them out of their homes and flats.Everyone becomes a casualty - the tenant, landlord, estate agent, police, service providers, insurers and support agencies alike - all lose money and our social justice support system mostly fails to support them. They become homeless or live in very inadequate arrangements, and their names are entered on bad-tenant databases. Not good!
