Another busy weekend at Better Buying property Buyers Agents.

We attended 2 Auctions in East Bentleigh looking to buy a development site for our client.

The market is very hot with bidding reaching way above quoted prices.

The first Auction we attended in the McKinnon School zone was quoted at 1.7m to 1.8m. With a number of bidders, the property went for 1.99m

The second Auction we attended to bid at was another development site. This was marketed at 1.35m to 1.45m.

We took control of the bidding from the start and aggressively counter bid with some highly regarded developers. The price reached 1.57 and a bidder that had missed the previous School Zone Auction came in with a start and we kept going until we hit our ceiling and didn't see further value.

The property was bought by this bidder for a whopping 1.625m, almost 200k above reserve.

The Auction process unfortunately rewards the bidder that wants it more and has the highest budget.
