Once in a generation. Maybe once in a lifetime.

Absolute beachfront at the quiet end of Callala Beach — where Quay Road runs out and Jervis Bay National Park takes over. No passing traffic, barely a footprint on the sand. Just you, ~930sqm, and the water.

Homes on this stretch aren’t bought and sold. They’re held for decades and handed down. So when one does come to market, you don’t wait to see if another comes along — because it won’t.

4 bed | 3 bath | 2 car | 929.5sqm | direct beach frontage

Auction on site — Sunday 27 September, 11am (unless sold prior)

“Off-market” sounds exclusive. But it might be costing you thousands.

Selling quietly to a “select few” buyers feels smart — discreet, no fuss, no signboard out front. But here’s the problem: the buyer willing to pay the most for your home might not be in that select few. They might not even know it’s for sale.

The open market does one thing an off-market deal never can — it creates competition. Every active buyer sees your property. They know it’s available, they know others are looking, and they know if they want it, they have to put their best foot forward.

That competitive tension is exactly what drives price up. One motivated buyer negotiates. Five motivated buyers bid. That’s the difference between a fair result and a great one.

Off-market has its place. But if your goal is the best possible price, going quiet usually means leaving money on the table.

Want to know what your home could really achieve on the open market? Let’s talk. Call 0414 157 794 or DM me.

Built in 1889 for the Commercial Banking Company of Sydney on the corner of Queen and Prince Alfred Streets, this landmark was designed by George Mansfield — the architect behind CBC branches across country NSW, as well as Parliament House and Prince Alfred Hospital in Sydney. A general store stood here before it. It served as a bank for close to a century, later became a guest house, and has been part of Berry’s streetscape ever since.

Now the entire ground floor is available.

Approx. 193sqm in the most recognisable building on Queen Street. Arched sandstone entry, high ceilings, timber joinery, verandah columns and shopfront windows onto Berry’s busiest retail strip. Rare exposure for a business that deserves an address people already know how to find.

Available now. Inspections by appointment.

One common wall. That’s it.

In a village, the end villa is the one everyone asks for. Villa 32 at The Grange is exactly that — the end of the building, with neighbours on one side only, and light coming in from more than one direction.

Inside it’s all on one level. A big open living room flowing to dining and a crisp white kitchen, two generous bedrooms with robes, a full family bathroom with separate bath and shower, and a covered terrace opening to a private, established courtyard. The garage runs 6.6m deep — car, workshop bench and the bikes.

Then the village takes over the hard work. Pool, community club, billiard room, manicured grounds, on-site staff and an emergency call system. And Berry’s Queen Street is a walk away.

Leasehold purchase — no stamp duty.

Downsize the maintenance, not the lifestyle.

Over 55s. DM or call Tim on 0414 157 794 for the full financial breakdown and to arrange your inspection.

Stop scrolling — we need more homes to sell.

That’s not a sales line, it’s the honest state of the market right now.

There’s a genuine shortage of suitable stock across the Berry-to-Jervis Bay corridor. Meanwhile enquiry hasn’t slowed — a good share of it from outside the area. Sydney, Canberra, Illawarra. People who’ve decided the tree change or sea change is happening and are now waiting on something to actually come up.

Here’s the part worth paying attention to: the homes that are priced correctly are finding those buyers in sensible timeframes. Not months of sitting there collecting feedback. Genuine interest, genuine offers, done.

The ones that struggle are the ones priced on hope rather than evidence. That hasn’t changed and never will.

So if you’ve been thinking “maybe next spring” — the buyers are here now, and they’ve got very little to choose from. That’s a rare combination.

We’re happy to give you an honest appraisal, no pressure attached. Worst case you find out what your place is worth.

“Aberfoyle” — 51 Queen Street, Berry

Set on a generous 1,100m² north-facing block in the heart of Berry village, this beautifully restored Federation cottage blends original character with every modern comfort — ducted air conditioning, Miele appliances, three-stage water filtration, and high-speed internet, all quietly woven into a home that feels timeless.

The kitchen alone is worth the visit — an original AGA cast iron cooker set within its exposed brick hearth, custom Shaker cabinetry, stone island bench, and stained glass window detail. The heritage bathroom with its clawfoot bath and period green tiling is something else entirely.

Three generous bedrooms. A showpiece main bathroom. A self-contained granny flat with its own split systems. A covered entertaining area, secret garden pergola, lock-up garage, and beautifully maintained country gardens.

All of it, a stroll from Berry’s cafes, restaurants, markets, and everything that makes this town so special.

Just listed | 1 Brangus Close, Berry

Some homes have a pool — this one has a resort. This steel-framed McDonald Jones masterpiece sits on a 1,024sqm (approx) corner block, where the 9-metre alfresco rolls straight out to a glass-fenced lap pool and Berry village is just down the road.

Inside, four robed bedrooms and a study are headlined by a deluxe master with his & her walk-in robes and a twin-vanity ensuite. The Caesarstone kitchen with butler’s pantry anchors the open-plan living zone, while a home theatre, formal lounge and kids’ retreat give everyone their own space. Add a double garage and an independent 10m x 5m shed, and even the toys are taken care of.

Summer’s sorted. The shed’s sorted. The school run’s five minutes. All that’s missing is you.

The view is the home.

Feet up on the lounge, fire crackling, and the whole of Callala Bay laid out through the glass — yachts swaying, dolphins cruising, sea eagles overhead. Beachfront on the marine reserve, 4 bed, 3 bath, sandstone steps from the balcony to the sand.

One of the tightest-held pockets on the South Coast. DM or call Tim on 0414 157 794 to inspect.
