WORRIGEE
Growing, changing and still unmistakably Worrigee

Worrigee has changed considerably over the years, but its appeal has remained fairly consistent: established family neighbourhoods, local shopping, and a mix of residential homes and acreage, all within easy reach of Nowra.

The next chapter is already taking shape.

Planning approval has been granted for the new Worrigee Public School and Public Preschool. Construction of the preschool is underway, while work on the primary school is scheduled to begin in October 2026. The preschool is forecast for completion in 2027, followed by the primary school in 2028.

Infrastructure around the site is changing as well. Council is evaluating construction tenders for the new roundabout at Worrigee Road, Greenwell Point Road and Millbank Road. Construction is currently estimated to run from February to August 2027, with improved pedestrian and cycling access included in the design.

On the property side, Worrigee’s median house sale price was $850,000 over the 12 months to August 2026, based on 67 sales.

But the suburb-wide median only tells part of the story.

Three-bedroom houses recorded a median of $760,000 and a median 27 days on market. Four-bedroom houses recorded a median of $850,000 but took 54 days. That difference shows why bedrooms, land, condition, layout and buyer appeal all need to be considered, not just the suburb headline.

The median house rent was $620 per week over the same 12-month period, with 93 houses leased.

BOMADERRY
More Than Nowra’s Northern Neighbour

Bomaderry is often grouped together with Nowra, but anyone who lives there will tell you it has an identity of its own.

It’s a suburb built around connection with the railway, long-standing local industry, schools, sporting clubs and established neighbourhoods where people have often lived for generations.

Part of Bomaderry’s appeal is its convenience. You have the railway station, local shopping, schools, sporting facilities and straightforward access to Nowra, Berry and the Princes Highway, without living directly in the centre of town.

The housing is just as varied. Bomaderry offers everything from older cottages and established family homes to villas, units and newer residential pockets. That variety attracts first-home buyers, families, investors, downsizers and people relocating to the area, but it also means one suburb-wide median never tells the complete story.

Over the 12 months to August 2026, Bomaderry recorded a median house sale price of $799,500 across 131 sales. However, the median for a three-bedroom house was $720,000, compared with $848,750 for a four-bedroom home.

That difference is important. Bedrooms matter, but so do the condition of the home, land size, location, layout and the type of buyer it is likely to attract.

𝗕𝗼𝗺𝗮𝗱𝗲𝗿𝗿𝘆 𝗶𝘀 𝗮𝗹𝘀𝗼 𝗰𝗼𝗻𝘁𝗶𝗻𝘂𝗶𝗻𝗴 𝘁𝗼 𝗰𝗵𝗮𝗻𝗴𝗲.

Construction of the new Bomaderry Public Preschool is nearing completion, with expressions of interest now open for local families. Near the railway station, 60 new build-to-rent apartments are also progressing, including 12 affordable homes, with the first residents expected in early 2027.

Those projects will bring more housing and services into the suburb while continuing the conversation around infrastructure, traffic and how Bomaderry grows without losing what people already value about it.

An average of 1.14 buyers per open shows that today’s market isn’t necessarily about having crowds of people at every inspection. It’s about finding the right buyer and making sure every enquiry and opportunity is followed through properly.

Buyers are still active across the Shoalhaven, but they are selective, which makes presentation, pricing and the right sales strategy more important than ever.

Sometimes the messages that mean the most come completely out of the blue.

Today I received a simple message:

“You are an amazing real estate agent.”

What makes this one particularly meaningful is that it came from someone whose property I didn't get the opportunity to sell.

Real estate isn't always about winning the listing or putting another SOLD sticker up.

Sometimes it's about the impression you leave behind. Being helpful. Giving genuine advice. Treating people with respect, regardless of whether there's a transaction at the end of it.
