Went to reception and handed the keys in.

Let them know weā€™d be changing the locks and getting it sorted.

Thatā€™s when we realised she has already changed the locks herself.

Four months.
No rent.
No call.
No email. And she just... left.

Changed the locks on a property she doesnā€™t own and disappeared.

I donā€™t even know whether to laugh or not.

Either way, weā€™re getting in there and weā€™re sorting it.

I bought this place for Ā£92,200 and put Ā£40K into the full refurb. Once itā€™s done it values at Ā£165,000.

At 75% loan to value I pull Ā£124K back out. After legal costs my total outlay was around Ā£135K, so Iā€™m only leaving about Ā£11K in the deal.

That Ā£11K now pays me roughly Ā£400 net every month and the property keeps appreciating year on year.

So tell me, was it worth leaving twelve grand in for that? I think so.

Everyone fixates on the Ā£40K refurb and forgets the whole point is to pull nearly all your money back out and recycle it into the next oneā™»ļø

You picked the one I actually wanted. And it saved me a grand because I skipped the most expensive worktop.

Crazy discount, good quality, colour I love.

Now I just need to sort the flooring, what am I going with?

Got quoted Ā£6,000 for the drive. 5 drop kerbs and tarmac on 40 sqm.

Went back to the guy, asked what he could do. He knocked off Ā£500.

Then I called someone I trust in the trade. Ā£42.50 per sqm plus the highway fee. Ā£3,039 total.

Saved over Ā£2,000 on one line item.

In a BRRR deal thatā€™s Ā£2,000 more you pull out at refinance, not money youā€™ve lost. Three quotes minimum, every single time.
