This is our current project in Bowraville, NSW.

A multi-dwelling, multi-generational layout designed with intent.

We’re opening up private lending opportunities for Phase 1 of a We’re opening private lending opportunities for Phase 1 of a multigenerational housing development addressing real housing pressure in regional Australia.

We’ve secured two adjoining properties in Bowraville NSW, on the Mid North Coast, positioned midway between the Gold Coast and Sydney.

We’re now seeking funding for the early works required to unlock the full site and progress the broader development.

PHASE 1 | EARLY WORKS

We are progressing value-adding works in parallel with planning approvals to shorten timelines and reduce risk.

📍 Property 1
Renovation and resale
• Renovate the existing dwelling
• Works scheduled December to February

📍 Property 2
Demolition and resale
• Demolition of the existing dwelling
• Enables resale as vacant land
• Indicative timing March, subject to DA-1 subdivision approval

Each property is treated as its own stage.
They may proceed independently or in parallel.
Each is documented as a separate investment.

💰 FUNDING STRUCTURE

Both stages follow the same framework.

• Funding requirement per stage: $100,000
• Individual investments accepted between $50,000 and $75,000
• One or more lenders may participate in each stage

This structure is intentional.
It creates a genuine entry point for early and first-time private lenders.

📈 INVESTMENT TERMS

• Short-term placement
• Indicative term up to 4 months per stage
• Exit via sale settlement or refinance of the relevant property

Return options, elected prior to drawdown:
✔ 12% per annum, paid monthly
✔ 15% per annum, paid at completion

INVESTOR INCENTIVE

We wanted a simple way to acknowledge the people who back our projects. Investors take on risk, they support the vision, and they help move each development forward. A thank you should reflect that.

Ailsa and I are super excited!!
The second property settled today.

Thank you Melissa (pictured) from The Edge Coffs Harbour for bringing this amazing opportunity our way.

What started as a simple splitter block project has now turned into a 6 lots subdivision.

We now have 2 titles, making the playgournd a combined 3089 sqm block.

In recent weeks we've been working through the planning phase with Town Planner, Surveyor and Designer so things are moving along behind the scenes.

🌟 Celebrating a Milestone 🌟

This week marks 12 months as an Inner Circle member and my official graduation from Rising Star Developer 🎓✨

When I first clicked on an RSD ad while scrolling Facebook (yes, the algorithm knows me well 😂) I thought it would be like the dozens of others. But then Amanda said something that hit me right between the eyes:
💡 “You can do this as a business model.”

🔥 Ka-boom! That landed. For me as an entrepreneur, it pulled everything together. I wasn’t just looking at property as an investor — development itself IS the business model. And after 20+ years in business development, that just made sense.

From there, the journey has been a mix of fun and fire:
🏡 Learning to find deals became addictive — my feed is now full of lenders, agents, and development opportunities.
📍 Our first deal: 16 Adam Street, Bowraville.
⚡ Two days before settlement — opportunity knocked again with 14 Adam Street right next door. A stunning 1,859 sqm corner block.

That moment changed everything. What started as a reno + splitter block shifted gears into a 6-lot subdivision and construction of bespoke, multigenerational homes. This is where Integrated Lifestyle Developments was born — building homes with purpose, for the way families want to live, today.

AND THEN THERE WERE TWO!!

A few weeks ago we were excited to share our first property acquisition.

ANNNNDD then, 2 days before settlement the agent came to us with the news that the neighbouring property (1859 sqm corner block) was about to go on market and did we want first dibs.

So my dare-devil Partner in Profit and Purpose, Ailsa Rutherford and I decided to GO FOR IT!!

Talk about pivoting the whole project!! Now are looking at 2 titles, zoned RU5, playing with total of 3086sqm. Sooooo, likely a 5 lot subdivision. Nice big blocks that will still attract dual-occ or multi-dwelling construction.
