443 Queen St nabs another award!

Cbus Property are very proud to share that 443 Queen St has been nationally awarded Best Sustainable Development - Residential at the Property Council of Australia's 2025 Innovation & Excellence Awards.

This recognition celebrates a project that has fundamentally reimagined high-density living. 443 Queen St introduces the pioneering "breathing building" concept to Brisbane - proving residents don't need to live in sealed glass boxes when they can live in naturally ventilated homes connected to nature.

With 264 apartments featuring 100% natural ventilation, a 205% green plot ratio, and sky gardens throughout, this subtropical tower has restored the lost connection between Queen Street and the Brisbane River.

The project's Green Plot Ratio success led to its adoption by Brisbane City Council, inspiring the 'Subtropical Building Design Planning Scheme Policy' and influencing the creation of Brisbane's 'Green Factor Tool'.

Our sincere thanks to architects WOHA Architects for their groundbreaking design, Hutchinson Builders for their dedication, and the entire project team who delivered this landmark development.

We extend our congratulations to the Property Council and all fellow nominees and winners who continue to drive innovation across our industry.

443 Queen St heralds a new generation of design for subtropical living as Brisbane’s first premium subtropical residential tower, consisting of 264 high-quality residential apartments with unprecedented views across Brisbane and back towards the city.

443 Queen St celebrates high-rise living in a way never before experienced in Australia. Responding to the beautiful, benign climate of Brisbane and the most coveted riverside location in the city’s centre, two prestigious international architectural practices have collaborated on an elegant and ground-breaking design that sets a new benchmark for the subtropics. Singapore-based WOHA and Brisbane-based Architectus have drawn on their extensive experience in award-winning architecture to create a striking building embroidered throughout with gardens, trees and lush plantings.

Its two slender towers rise above the Brisbane River, each enjoying the beauty of their surrounds, the fresh air, and the powerful natural light that plunges into their many facets and voids. This is the new paradise in the air. Amenities for residents include a private dining room, catering kitchen, outdoor lounge cabanas, a gymnasium and 25-metre pool perched on the river’s edge.

443 Queen St includes a boardwalk-level restaurant, the famous Supernormal (opening summer 2024), providing a dining experience complementing its location on one of Brisbane’s last remaining riverfront sites, in the heart of the city’s prized waterside restaurant precinct.
