When the Clock Runs Out

4:35pm. Finance due at 5:00pm.

We've all experienced a deadline that wasn't met. Now imagine you're the one waiting on approval — 25 minutes left on the clock, and you're certain the lender will come through in time. Surely they understand what's on the line here, right?

Unfortunately, not every deadline gets met, and sometimes an extension is needed. It's easy to point the finger at the lender or the assessor — after all, they're the ones who know the deadline, know the urgency, know what's riding on it. And yet, here we are at 5pm, without approval, needing more time.

What we don't always see: the team behind the scenes has been going back and forth — to the manager, the policy team, the government grants team — pushing every possible avenue to get that approval across the line. And even while it doesn't come through in time for this one application, that same team still has to turn around and tell numerous other clients they're in exactly the same boat.

Take a moment to think about how that team must be feeling, knowing there are families heading into the weekend uncertain about their future — because of something entirely outside their control.

Had a great time sharing some insights at this week's Key Business Network Brisbane North meeting — talking about something I think doesn't get discussed enough: the personality behind every lending decision.

Banks and credit assessors aren't robots — they're people, and every one of them brings their own bias to the table. Some are optimistic and open to opportunity. Some are conservative and stick strictly to policy. Some look at the character of the person behind the numbers. And some are actively looking for reasons to say no.

Understanding which "personality" you're dealing with can be just as important as having strong financials — because the same deal can get a completely different reaction depending on who's assessing it.

Nobody Tells First Home Buyers About These Costs 👀🏡

You've saved the deposit. You feel ready. But here's the thing — the deposit is just one piece of the puzzle, and the "hidden extras" are what actually trip a lot of first-home buyers up.

📝Stamp duty — yes, it's a big one.
Some buyers get exemptions, some don't — it all depends on the price, location, and whether the home is new or established. Don't assume either way until you check.

🛡️LMI — the fee nobody explains properly.
Borrowing over 80% of the property value? You'll likely be paying Lenders Mortgage Insurance. It protects the bank, not you — but it's still real money out of your pocket if it's not budgeted for.

🔍Inspections + legal fees — small line items, big total.
Building and pest inspections, conveyancing, legal fees — none of these are optional, and they add up faster than most people expect.

The "adjustment" surprise at settlement.
🏘️Council rates, water charges, insurance — sellers often get reimbursed for what they've pre-paid, and buyers are the ones covering it. It's rarely mentioned upfront, but it's very real.

🎯 The bottom line?
Your deposit gets you in the door. Understanding all the costs is what gets you through it without a financial gut-punch.

Business Lending Right Now: Here's What's Actually Going On 👀💼

If you've been hearing mixed signals about business lending lately, you're not imagining it — because the experts are seeing mixed signals too.

Rates? Falling costs, but nervous businesses.
Borrowing costs have actually dropped more than the cash rate cuts alone would explain. But here's the catch — economists say just the rumour of rate rises is already spooking some businesses off borrowing. Confidence, it turns out, is fragile.

Are banks saying yes or no? Kind of both.
The RBA's own small business panel says access to finance has genuinely improved — quicker approvals, better pricing, easier applications. But dig a little deeper, and some lenders are getting stricter with businesses that don't have clean numbers. Meanwhile, non-bank lenders are quietly picking up more of the market, especially for smaller loans.

Who's feeling the squeeze?
Construction, manufacturing, transport and logistics are the sectors economists keep flagging. Businesses in these industries are "credit shopping" — approaching multiple lenders at once — at four times the rate of lower-risk businesses. That's usually a sign things are getting harder, not easier.

The vibe shift
A few months ago, conditions looked like the best they'd been in years. Now? Insolvencies are creeping up, business exits are climbing, and smaller businesses are pulling back on growth funding altogether. Cautious is the word of the moment.

Bottom line
Good financials + the right positioning = still plenty of options out there. Messy financials + bad timing = a much harder conversation with lenders right now.

Have You Ever Thought About Valuers? 🏡🔍

Ever wondered what actually happens when a valuer comes out to inspect your property? Here's the breakdown:

📊 How valuers price your property:
Valuers look at the contract price, similar property sales data, historical figures, and market trends. From this, they come up with a "range" of where they believe your property sits — often before they even step foot on the property.

🏠 What happens on inspection day:
When the valuer arrives, they assess how your property fits within that range. Things that can shift the number include:

• Presentation of the home (inside and out)
• Any visible damage
• Street appeal
• The neighbourhood

🐶 What we don't talk about:
Valuers are people too. And while this is largely a science, emotions can still play a part. A property where the owner has cancelled the appointment three times, told the valuer off for being five minutes late, and then let their dog bite them? It happens. And whether it's conscious or not, it can absolutely affect where that valuer lands within the range.

💛 The takeaway: Be kind to your valuer. It might just be the difference between the top and bottom of that range.
