This year is off to a flying start and so is the property market! 😲 The Brisbane and South East Queensland property market is continuing to show strength since the end of 2025 bucking the trend as other capital cities see growth slow down.

🕵️‍♀️According to market data from Q4 of last year, Brisbane home values rose 5.6% while growth in regional areas was also strong with Darling Downs property prices for example growing 5.3%. That’s faster than the national combined capital average of 2.7%!

🏋️‍♀️ So what’s causing such strong growth?
1. Continued population growth and migration from interstate
2. Low housing supply and fewer listings
3. Major infrastructure investment fuelling long-term confidence (especially in SEQLD)
4. Investor and owner-occupier demand remains high
5. Affordability pressures and desire for lifestyle increases demand further from the city & into regional areas

📈 What might 2026 do for property in QLD?
• Growth in property prices is expected to continue into 2026 though at a lesser and more steady pace than the boom of recent years.
• In the first half of the year momentum may build as buyer numbers stay strong maintaining levels of competition.
• Affordability might soften growth in the second half of the year but growth will stay positive overall.

🏡 What this could mean for buyers:
• Investors & buyers should prepare for steady, not runaway growth
• Regional SEQ markets are catching attention as lifestyle hubs and strong performers especially as affordability pushes demand further out from the city areas.
• Rental markets will remain very tight with rising rents and low vacancy rates.

⚖📈2026 could be a year of a more balanced market. Not flat but no frantic growth either and we'll see growth driven by the classic fundamentals not only sentiment.

Buying acreage is a dream for so many… until the reality of maintaining it sets in.

Here are the top 3 things I ask my first-time acreage clients to think about before we even start searching:

🌳 Maintenance - Managing grass, weeds, fencing and paddocks takes time. If you’re busy or away often, you’ll need a plan (or contractors). If you're going to do maintenance yourself, think about the machinery, tools and equipment you're going to require and the cost of buying or hiring.

🌳Scale of required works - Everything is bigger. Fencing, trenching, water lines, earthworks… It’s a different world to suburbia. You'll need more of everything, including time and money to purchase materials and install infrastructure.

🌳Water - It’s EVERYTHING. Understanding the water sources, capacity, reliability and legal access can make or break a property. Think about how much you'll need and where it needs to get to - Not just to the house but to gardens, paddocks etc.

If you’re dreaming of space, horses, or a quieter lifestyle, you need to find a property that's going to fit your lifestyle, not one that becomes a burden. So it's incredibly important to think these things through!
