Housing Affordability remains one of the most important challenges currently facing our industry. Today’s UDIA Queensland Queensland Housing Affordability Solutions Summit tackled the topic head-on.

JFP Urban Consultants’ Executive Chairman Tom McKinney and Managing Director John Pappas joined industry leaders, government representatives, developers, financiers and housing experts for a day of insightful discussion focused on improving housing affordability outcomes.

From government policy and financing to innovative development models and project feasibility, the sessions were insightful, thought-provoking and solution-focused.

It was also a great opportunity to reconnect with industry colleagues, share perspectives and continue the conversations shaping the future of our cities and communities.

As one of Australia’s leading water industry events, the conference brought together professionals, suppliers, researchers and industry leaders to share knowledge, showcase innovation and discuss the future of water infrastructure.

For Haydn and Rowell, it was a valuable opportunity to hear from experts across the sector and to connect with industry peers, while gaining insight into recent projects, emerging technologies, new products and current research shaping the water industry.

A couple of weeks ago, the JFP team once again proudly came together in support of Australia’s Biggest Morning Tea - sharing plenty of tea, treats and conversation, all while raising funds for the almost 1 in 2 Australians impacted by cancer.

Every cuppa helps fund vital cancer research, prevention programs and support services, and we are proud to play a small part in supporting such an important cause.

The Greater Flagstone Priority Development Area (PDA) is one of Queensland’s largest master-planned growth regions, playing a key role in the delivery of much needed housing supply and associated infrastructure within connected, liveable communities.

JFP is proud to be assisting with delivering this vision through the proposed Silverwood Drive residential estate - a 500+ lot residential community delivered across seven stages. Located alongside Flagstone Creek, the project will provide a range of new homes, parkland and pathway connections that integrate with the PDA’s broader open space and active transport networks.

The multi-disciplinary JFP team, including Town Planning, Surveying, Engineering and Landscape Architecture, has guided the project from an initial concept to the recently submitted development application. JFP successfully resolved and managed a number of key flood, vegetation and open space interface constraints, to deliver a high quality subdivision layout, with the majority of the technical inputs being provided in‑house.

At JFP, we’re excited to be part of shaping such an important and rapidly growing region, contributing to communities that will support SEQ’s future for years to come.

Tailored Amendment Package (Indooroopilly, Carindale & Nundah Major Centres)

Brisbane City Council has released a proposed amendment package focused on the Indooroopilly, Carindale and Nundah major centres, as part of a broader strategy to accommodate population growth through well-located, higher-density development.

The amendments centre on a “grow up, not out” approach, aiming to direct additional housing and employment opportunities into established centres that are already well-serviced by infrastructure, transport and amenities.

Key elements of the proposed changes include:
* Increased building heights and development intensity within identified areas of each centre to support additional housing supply
* Encouragement of mixed-use development, integrating residential, commercial and employment uses
* Reinforcement of these centres as key employment hubs, supporting jobs alongside residential growth
* A focus on delivering diverse housing options in close proximity to services, retail and public transport
* Measures to ensure development transitions appropriately to surrounding residential areas, maintaining local amenity

At a strategic level, the amendments seek to:
* Limit urban sprawl and protect Brisbane’s greenfield areas
* Make more efficient use of existing infrastructure and services
* Reduce reliance on long-distance commuting by promoting walkable, well-connected centres

Overall, the draft package reflects a continued shift toward compact, transit-oriented urban growth, with an emphasis on balancing increased density with liveability and neighbourhood character.

Brisbane City Council is proposing updates to the planning scheme through the Citywide Amendment - More Homes, Sooner, aimed at increasing housing supply and diversity in established suburbs, particularly in well-serviced locations near public transport and centres. The focus is on enabling more “missing middle” housing such as townhouses, terraces, and low-rise apartments, while maintaining neighbourhood character and design quality.

Key changes include:
Consolidating Low-Medium Density Residential (LMR) zones into a 3-4 storey framework, with up to 3 storeys (~11.5m) for small-lot housing outside key locations and up to 4 storeys (14m) in key locations defined by strong public transport access (≤20 min weekday / ≤30 min weekend services).

Small-lot housing provisions include minimum 120m² lots, 400m² for dual occupancies, and continued 300m² subdivision minimums within an expanded 300m walkable catchment (up from 200m).

Lots over 800m² may support higher-density forms in key locations, supported by design controls including 55% site cover and 70% impervious area.

Overall, the draft amendments represent a measured uplift in density focused on accessible locations, balancing housing supply, infrastructure, and character outcomes. With consultation now closed and adoption expected in 2026, it also raises a broader question around how widely well-designed medium-density housing should be enabled across suitable suburbs to improve affordability and choice.

Spending time in well-designed green spaces is one of the simplest ways to enjoy Brisbane - especially in places like the Children’s Garden at Roma Street Parkland, where shade, planting and playful design come together to create a space that feels both inviting and restorative.

Similarly, projects like the outdoor areas at Cannon Hill Anglican College (CHAC) highlight the value of retaining mature trees, providing natural shade and creating comfortable environments for everyday use.

These spaces are a great reminder that thoughtful landscape design isn’t just about aesthetics - it’s about creating places that are cooler, more usable and better for wellbeing.

April is a fitting time to reflect on landscape architecture in Brisbane. As the city shifts out of summer, the milder autumn conditions make outdoor spaces more inviting - highlighting just how important well-designed parks, streets and public places are to everyday life.

Research from the World Health Organization shows that access to urban green space supports mental wellbeing, helping reduce stress, encourage physical activity and strengthen social connection. In a city as naturally outdoor-oriented as Brisbane, these benefits become especially visible at this time of year.

This is where landscape architecture becomes critical. From shade and canopy to walkability and usable public space, these elements help create cooler, more comfortable and more restorative environments for the community - aligning with AILA’s focus on designing places that support healthy, liveable cities.

Project Profile – 43-45 Beerwah Parade, Beerwah

Altum Property Group have partnered with community housing developer BlueCHP to deliver a 6 storey development featuring 70 Units (58 one-bedroom & 12 two-bedroom) for Social Housing.

Delivered in just over 12 months, this project is nearing completion. It is a significant higher density project which will provide much needed social housing within the Beerwah town centre on a site that is ideally located close to public transport and community services.

JFP Urban Consultants' multi-disciplinary capabilities, including our Town Planning and Surveying services has been integral to the success of the project.

JFP's planners managed the MCU approval process from inception, working closely with the project team to obtain MCU approval from Sunshine Coast Council. We successfully obtained a change to the approval to accommodate additional social housing dwellings on the site.

Our survey team has been involved in the cadastral and building setout phases for construction of the building which is now nearing completion. We have provided expert survey advice to ensure the building is accurately setout and remains within the tightly designed horizontal and vertical building envelope.
