Property market update by Alva Tan.

With the interest rate rising so much in the past 11 months, I have received much feedback from prospects that the housing market will crash further...but is it?

Well, here are some interesting facts I've discovered. Did you know:

🏠 That there are approx 10.6 million dwellings in Australia, with a total estimated value of $8.1 trillion.

🏠The total outstanding mortgage debt on these houses is estimated to be around $1.9 trillion.

What does this mean? It means that the overall Loan to Value ratio is only just over 23% ❗ Imagine you buying a house with an LVR of only 23% ❗

What this tells you is that over half of Australian homeowner does not have outstanding mortgage debt and are owned outright. If you think the interest rate rises are going to motivate them to sell at a low price, then you will have to think again.

If this doesn't motivate you to become a homeowner asap, then I don't know what could. Especially with the upcoming immigration rush, skills & supplies shortage, inflation slowing and rental crisis, the housing prices are forecasted for more increase!
