🔑 Pre-settlement inspection day.

The exciting part?
You're only days away from collecting the keys.

The important part?
Taking the time to check the property is in the same condition as when you agreed to buy it.

This isn't the time to decide you don't like the paint colour or where the seller put the dishwasher. 😏

It's your opportunity to:
✔ Check fixtures and fittings are still there
✔ Test lights, power points and appliances
✔ Run taps and check for leaks
✔ Open windows and doors
✔ Confirm the property is reasonably clean and free of rubbish

If something doesn't seem right, raise it with your agent straight away so there's time to address it before settlement.

A little attention now can save a lot of headaches later.

Have you completed a pre-settlement inspection before? What was the most surprising thing you found?

🚨 From 1 July 2026, your real estate agent will ask for ID.

No, it's not a scam.
No, you're not being investigated.

And no, I don't need to know what you got on your Year 12 English exam. 😏

It's part of new Anti-Money Laundering laws designed to help protect buyers, sellers and the property market.

As always, I'll guide you through it and keep things simple.

One statistic that caught my attention this week... 👀

The average Hawthorne homeowner is holding their property for 11.9 years.

For apartment owners, the average hold period sits at 8.8 years.

What does that tell us?

People aren't buying in Hawthorne for a quick flip.

They're buying for lifestyle, community, proximity to the CBD and the long-term appeal of living in one of Brisbane's most established inner-east suburbs.

It also means stock remains relatively tight, particularly when owners are holding for close to a decade or more.

With a median house price now sitting at $2.3M and median unit price approaching $1M, Hawthorne continues to attract buyers who are looking beyond today's market and focusing on the long game.

The real question is...

How long have you been in your property? 🏡

Interesting data coming out of Bulimba 👀

The average owner is holding their property for 9.8 years.
Think about that for a moment.
In a market where people often focus on what happened this month or this quarter, Bulimba owners are taking a much longer-term view.

Current median prices now sit at:
🏡 Houses: $2.3M
🏢 Units: $1.185M
What does this tell us?
People aren't simply buying into a property.
They're buying into a lifestyle, community, schools, river walks, cafés and everything that makes Bulimba one of Brisbane's most sought-after suburbs.

When owners hold for close to a decade, it naturally creates tighter supply. And when supply is tight, quality properties tend to attract strong attention when they come to market.

The real question is...
How long have you been in your Bulimba home?

INTEREST RATES ON HOLD... SO WHAT NOW? 👀

If you've been sitting on the sidelines waiting for a sign, you might not be the only one.

With the cash rate remaining at 4.35%, confidence appears to be slowly returning and buyers are starting to pay attention again.

Cash rate holding at 4.35%.

Wars easing.
Petrol prices starting to feel slightly less offensive at the bowser.

Interesting how quickly sentiment can shift when people feel a little more stability around them again.

Not saying the market suddenly changes overnight… but confidence plays a bigger role in property than people realise.

Buyers feel it.
Sellers feel it.

Even conversations are starting to feel different.
