Spent the weekend doing property inspections with clients, and a few things stood out.

Buyer numbers are down on earlier in the year, and people are taking their time to decide. Agents seem more willing to talk price too, and you’re seeing more price guides on realestate.com.au.

We even had an offer accepted subject to sale this weekend. Almost unheard of a year or two ago.

One client’s brief includes room for a pool, so out came the measuring tape. Now we’re checking easements and researching what’s realistic on a smaller lot.

Fingers crossed agents are having honest conversations with vendors about price. From where we’re standing, it feels like a good time to buy.

The unusual property market in Brisbane: Up-sizers, right-sizers & down-sizers, take note!

Working on the ground daily in the current Brisbane real estate market, this is actually what I see. Vendors still want top dollar, and buyers are taking their time to make offers, and why wouldn't they?

The recent federal budget policy changes have caused price confusion in the market, and the media is not quite seeing what is going on in real time.

There is now an opportunity for owner/occupiers to negotiate; the investors are sitting on the sidelines. Therefore, I am seeing fewer people at the open homes. The selling agents are now calling us back, unheard of!!

Buyer’s agents are in the media right now — and not for the right reasons.

Following the collapse of one of Australia’s leading buyer agencies, it’s understandable that buyers are asking more questions before engaging help.

If you’re considering working with a buyer’s agent, here are a few things to keep in mind:

Be cautious of promises of quick growth or guaranteed results.

Do not pay the full buyer’s agent fee upfront.

A non-refundable onboarding fee may be reasonable, but it should be deducted from the full service fee at successful settlement.

Ask questions, verify credentials, and ensure you understand the fee structure before signing.

A good buyer’s agent should provide clear advice, transparency, and support — not pressure.

Do your due diligence before you engage someone to represent you in one of the biggest financial decisions you’ll make.
