She can't be very good then................

Heard some feedback from another buyer's agent about my business through an industry colleague.

The comment concerned the number of clients I serve at once.

My values and customer service are more important than money. I have a small team of people who are very good at what they do. The sourcing, communication, and negotiations are done by me, not by AI. This is how I would like to keep it.

For us, it's not about the numbers. We carry a lot of responsibility on our shoulders when purchasing property for owner-occupiers and investors alike.

My belief is that in a small industry, we have to support each other regardless of company size so we can grow and prosper. Big or small, as long as the client's requirements come first we are all in it together.

Discussions around buyer's agents taking kickbacks from solicitors, mortgage brokers, building & pest inspectors, and other trades are rife.

Just like any other profession, we have the good and the bad.

If you are thinking of using a buyer's agent for your next purchase, ask them, " Do you take any third-party referral fees?"

Due diligence is extremely important when choosing your buyer's agent. They should represent you in the transaction and recommend the right people to help and support you. No money should be changing hands between your buyer's agent and other professionals. Plain and simple.

The market is moving fast - but there's no need to face it alone.

Being out there every single week (and weekend), meeting agents, attending inspections, and watching how properties are really performing… keeps me connected to what’s actually happening, not just what the headlines say.

And right now - properties are moving fast. Especially sub $1m ones.

I’m seeing open homes with 20+ buyer groups, properties receiving multiple offers, and weekends where a home goes under contract on the Sunday. Just this week, I had a private viewing booked for a client - but the vendor accepted an offer Saturday night. Gone, just like that!

It can feel absolutely overwhelming if you’re navigating it alone.

But here’s the thing: the relationships I have matter. The agents I’ve built trust with over time - they call me early. They’re honest about pricing, competition, and what’s really going on behind the scenes. And sometimes, they let me know about opportunities before they even hit the market. We do get our clients properties - even in this insane market.

That’s the advantage of having someone local in your corner - I know all the players, I understand the swiftness of the market, and I can move quickly when the right opportunity comes up. I also have a great team of people working with me to get things done quickly.

If you’re buying in Brisbane right now, especially under $1 million, you need more than information. You need insight, timing, and someone who genuinely cares about getting you a property.
