WARNING to all property investors:
If the hot water system, power board and/or water shut off valve of your property is visible and freely accessible, you might be getting a call from your tenant, reporting it stolen!
I'm not even kidding - this happened during the night of 16 Dec 24. While the family was peacefully asleep inside the house, unaware both water and power to the house were turned off, the tank disconnected and removed from the yard.
Presumably to harvest copper content.

Time to rethink access and upgrade general security.

For all QUEENSLAND Agents and Self-managing Property Owners:
Further clarification re the correct application of the recently changed RTA rules and use of the RTA Form 12 Notice to Leave, being v25. May24:

A commonly occurring situation is where the tenancy has naturally move on towards it end date, and you want to offer the tenant a new lease agreement to the tenant for their considered acceptance. How do you do it under the new RTA laws?

It is advised that this form still be send out to the tenants, marked "End of Fixed Term Lease" in addition with a new lease agreement document, a minimum of 2 calendar months + 2 weeks, prior to the end of the current lease end date. The same as you would've under previous set of RTA rules.

However, by marking reason "End of Fixed Term Lease" and even sending it to the tenant, you need to understand that this form NO LONGER act as an instrument for YOU or your AGENT to instruct the tenants to vacate at the end of lease date - this legal function and option was specifically removed by the RTA.
They have NOT removed the legal power of Forms 12 and 13 to still act as a legal instrument, other than QCAT order, by way to end a lease agreement after it's end date.
Where it is an "End of Fixed Lease" situation and no other reasons/ grounds apply, the RTA has assigned Tenants as the only party to decide if they vacate at the end date of the lease or stay by signing up for another term in the property.
How will you know they've decided to leave? If they haven't signed and returned the new lease agreement document to by the 2-calendar month mark prior to current lease end date.
They need not communicate with you further regarding ending their lease (although the majority of tenants will do so, in my experience) nor do they need to complete any other RTA notice forms. Once you've passed this 2-month calendar month mark, you may send them a written confirmation of them vacating and begin to communicate with them regarding re-letting arrangements and the pending vacating processes.

Note any other legal reasons/grounds are provided to property owners to issue a RTA Form 12 Notice to Leave to Tenants , but that none of them have been including in the discussion here in this post today and different considerations may apply to those.

Don't be surprised if you start seeing Real Estate Agencies implementing more digital communication portals and apps with restricted contact hours put in place, as per new incoming laws.

Me? I'm old school. I'll continue to do what I've done for 17 years already: because it works for all parties involved! Why fix a thing if it's not broken??

Nope. I don't have web-portal communication platforms, no auto-app message services; nor chat bots - only the WhatsApp link. I do my best work when communicating direct with property owners while it's become common place for Agencies to have themselves removed several walls away from their tenants and property owners.

I do things differently here, because I believe if my actions are responsible, efficient and accountable during business hours, I will (and have!) enjoy freedom after hours.

If I teach tenants and owners what emergency matters DO warrant after hour contact, I won't have people chasing me needlessly re incomplete work after business hours.

For me, this is what fundamental wholesome business practice looks like, not another law from the top down.
