Total First Home Solutions is also the exclusive distributor of the Kixstaart Grant, which is an industry backed grant that is negotiated through their builders’ suppliers, whereby a matched grant of up to $15,000 in cash is passed onto you to put toward your new home. This grant was developed because most of their clients do not have much in savings and raising a deposit can be difficult. The grants make it possible, and they mean that you have $15000 from the Queensland First Home Owners Grant and an extra $15,000 from the Kixstaart Grant for a deposit on your first home. The Kixstaart Grant is automatically approved once your finance and your eligibility for the Queensland First Home Owners Grant are approved. The combined amount of the available grants plus the current *federal governments mortgage insurance assistance scheme, stamp duty relief and a good rental history make it possible to meet most of the banks criteria for a mortgage and therefore buy a home with either no or very low deposit. Of course, if you have savings then you can also use them as well, it’s up to you! A single or combined income of around $70,000, good rental history and a good credit rating is about all most of our clients need to get into their first home. Interest rates are at an all-time low and are expected to remain low for an extended period of time, with fixed rates available for those looking lock in these low rates. You may find that many non-bank lenders have great products with flexibility to give you more features than a standard home loan product. This is why they suggest the use of selected finance brokers to source finance, as they have the choice of many lenders including all the small and big lending institutions. Once you know your capacity then you can move to the next step of finding a new home with the confidence to know that finance will be ok.
