I'm usually sceptical about AI and automation when it comes to jobs. That concern hasn't gone away. But the ADMARES Smart Factory being built in South-East Queensland made me stop and think. We have a housing crisis, a shortage of skilled trades, and a massive wave of infrastructure work coming ahead of the 2032 Olympics. That feels like a bottleneck waiting to happen.

This factory won't replace tradies—it works around the shortage. Automated production lines (141 robots, a home every 22.5 minutes) handle tasks like welding and tiling, while factory roles can be trained up without years of apprenticeship . The operation is expected to employ around 3,200 people.

Construction is targeting the end of this year, with production starting in early 2028 —well ahead of the Games. I don't know if this is the answer to the housing crisis. But it's a step worth watching.

One of the two large (but not the only) culprits contributing to upwards pressure on Australian house market prices, Capital Gains Tax, the other I refer to here is Stamp Duty.

If we have a housing supply issue, modular housing is a means to reduce this shortfall. I think the AMWU make a good suggestion.

One component to be employed in order to deliver more homes during this crisis - modern methods of construction. Considered relatively new here, we need to look abroad and learn from other housing construction markets in order to get up to speed

What we need more of (and similar alternative thinking for housing delivery) to address our social housing issues - which we should not have here.

State governments in Queensland and Western Australia are progressing modular housing projects to increase social housing supply across regional areas.
