🔍 A Tale of Two Builders 🏗️
Today was a wild ride! One client had to cancel my inspection services for her upcoming build because her builder wasn’t thrilled about how thorough I was with another project. Fair enough, I get it—my eagle eyes can be intense! 👀 But then, I got an email that flipped the script: a building company, impressed by my detailed inspections for one of their clients, reached out to hire me directly for QA inspections on their future projects! 🙌
This contrast speaks volumes. A builder who shies away from scrutiny might be waving a red flag, while one who embraces thorough inspections is likely confident in their work and committed to quality. When choosing your builder, pay attention to how they react to a third-party inspector like me—it’s a big clue about whether you’ve picked the right team for your dream home. 🏡

Your new home is covered by a 6 year, 6 month builder’s warranty that classes internal water ingress from outside of the building as a structural defect, and therefore covered for this period of time. If you’ve noticed any water leaks after last weekend’s wild weather, now would be a good time to book a warranty inspection! This inspection would cover all visible aspects of your home, including major and minor defects (if still within the minor defect period).

What you’re seeing here is the exposed timber of the bottom of the wall frame, on a built-to-boundary wall. As per the National Construction Code, this wall should have a 60 minute resistance to fire from the adjoining property, but would be lucky to last 6 minutes in its current form.

I picked this up on a warranty inspection on a home that’s been lived in for 9 months, meaning it has been signed off by a Certifier as being built to code and suitable for occupancy…. 😳

Nowadays you can’t even leave it to the higher powers to ensure your home has been built correctly.
