10 Future Maintenance Costs Buyers Often Miss at Open Homes

Remember, some of the biggest ongoing costs of home ownership are sitting quietly in the background. Pay attention to the parts of the home that will cost you regularly after you move in.

1. Decks
Queensland buyers love a deck, but timber requires regular maintenance. Cleaning, oiling, staining, repairs, and replacing weathered boards can become an ongoing expense.

2. Gutters and Downpipes
Gutters require regular cleaning and occasional repairs to keep water flowing away from the home. Neglected gutters can lead to much bigger problems over time.

3. Large Trees
Beautiful trees often come with ongoing costs. Pruning, arborist reports, branch removal, storm preparation, and gutter cleaning all add up over the years.

4. Gardens and Landscaping
Established gardens look fantastic during inspections, but maintaining them takes both time and money. Irrigation, weeding, fertilising, mulching, pruning, lawn mowing, and plant care can be significant.

5. Paintwork
Paint doesn’t last forever in Queensland conditions. Ongoing touch-ups, preparation, and periodic repainting are part of protecting the home from the elements.

6. Fences
Timber fences often require painting, staining, repairs, and occasional replacement of damaged posts or palings to keep them looking good and functioning properly.

7. Driveways
Driveways and pathways need periodic maintenance to manage cracking, weeds, drainage issues, and surface deterioration before they become larger problems.

8. The Roof

One of the unexpected perks of spending my days inspecting homes across Brisbane?
Discovering little local gems like this.

I recently stumbled across a fantastic bakery and coffee shop in Kenmore Hills, and let’s just say my lunch plans improved dramatically.

When people are choosing where to buy a home, they often focus on bedrooms, bathrooms, and price. They’re all important, of course.

But what about the things you’ll enjoy every week?

Your favourite coffee shop.

The bakery that makes amazing sourdough.

The local park where you’ll walk the dog.

The spot where you meet friends on a Saturday morning.

A suburb is much more than its houses.
Part of my job is getting to know the communities, businesses, cafes, parks, schools, and lifestyle that make each area unique.

I think a lot of Brisbane home buyers are waiting for the wrong thing.

They’re waiting for interest rates to fall.

They’re waiting for more certainty.

They’re waiting for the headlines to become positive again.

And they’re waiting for everyone else to feel confident about buying property.

The problem is that by the time all of those things happen, the opportunity may already be gone.

I’ve watched this pattern repeat itself many times throughout my career.
When confidence is high, buyers feel comfortable paying almost any price because they’re afraid of missing out.

When confidence falls, buyers suddenly become cautious. They stop making offers, delay decisions, and convince themselves that waiting is the safer option.

Ironically, that’s often when the best opportunities appear.

That’s exactly what I think is happening in Brisbane right now.
While buyers are focused on uncertainty surrounding interest rates, negative gearing changes, capital gains tax discussions, and global events, something important is happening underneath the surface.

Competition has eased ... but for how long?

You can also buy sushi at a petrol station.

I wouldn’t recommend either.

Because just like that sushi, it might look fine at first glance.

But what you don’t see matters.

The sourcing.
The quality.
The risk sitting quietly underneath.

Buying a home in Queensland is exactly the same.

On the surface, it can feel straightforward.

You find a property.
You speak to the agent.
You make an offer.

But underneath, there’s a lot happening.

Price positioning.
Market timing.
Negotiation strategy.
Risk assessment.
Contract conditions.

And if you miss just one of those, it can cost you.

Sometimes it’s money.

Sometimes it’s stress.

Sometimes it’s buying a property you regret.
