My camera roll this week: one very fluffy dog, one freshly groomed dog,a wedding and a pool (at a property going live soon).

What it doesn't show: team training, two property management consultations, three property walk-throughs, two key collections (one of them a long drive for a brand-new build) and plenty of conversations with investors in between.

I get asked a lot what my role actually is. On the Investments Team at Ray White AKG, I work with investors before they buy, then stay with them long after, helping them set the property up properly and grow the asset over time.

Most of that work happens in conversations, not photos. Arthur, on the other hand, is always camera-ready.

Rent it out or sell it? Cost this first.

When a tenancy has been rough on a property, it's natural to think renting it out again is the easy option. Sometimes it is. But before you decide, you need to know what it will actually cost to get the property rent-ready.

Since 1 September 2024, every Queensland rental has had to meet minimum housing standards. That includes being weatherproof and structurally sound, in good repair, and having working locks, plumbing and hot water. If the property doesn't meet them, the work has to be done before a new tenant moves in.

Get the repairs quoted first. Then weigh the cost, the time off market and the stress against what the property will rent for, or what it would sell for.

There's no one right answer. Just the numbers for your property.

Rents range from $490 to $1,200 a week — so if you're comparing your property to "the median," that number alone won't tell you much.

Cheap maintenance isn't a saving — it's a deferred bill, and usually a bigger one.

A repair that's not done properly doesn't fix the problem, it just hides it until it's worse (and pricier) later. The real comparison isn't "cheap trade vs. expensive trade" — it's paying once properly, vs. paying twice plus the rent you lose in between.
