A lot of people hear “negative gearing” and think it only affects wealthy investors.
But the reality is — it affects renters too.

Here’s the part many everyday Australians don’t understand

When investors buy brand new homes or house-and-land packages, many of them are running those properties at a loss in the early years. Between interest rates, insurance, rates, maintenance, management fees and rising holding costs… the rent often doesn’t cover the expenses. A-lot of investors are actually renters too believe it or not. Because it was the only way they could finance getting into the market. Banks loan higher amounts to investors - again people don’t know or understand this.

Negative gearing has traditionally helped offset some of those losses while the investor supplies housing into the market.
People don’t understand that Investors can’t claim a loss at tax time now; that’s why they will hike rents, so that the property is financially viable. They don’t buy investments to be at a loss or go backwards. Some investors just want the house to pay for itself, others want one for a residual income.

If those tax benefits are reduced or removed, many investors won’t simply absorb the extra costs out of goodwill — especially in a high interest rate environment.

What usually happens?
• Rents increase to recover the shortfall
• Investors stop building or buying new stock
• Existing investors sell
• Rental supply tightens even further

And when supply drops while demand keeps rising, rents climb even faster.

Whether people like investors or not, the reality is this:

Private investors currently provide the majority of rental housing in Australia. The government is not building enough homes fast enough to house everyone on its own so now they’ve taken the limelight off themselves and onto investors shifting the mindset of so many to now blame investors and real estates.

In many ways, governments rely on everyday investors to fund and deliver new housing supply — instead of the government carrying the full cost of buying land, building homes and managing them themselves.

That doesn’t mean the system is perfect.
But if policies discourage investment too heavily, the pressure often flows directly to renters.

You can support tenants AND still understand basic economics.

If it becomes more expensive and less viable to provide housing, fewer people will provide it.
And that’s when affordability gets even worse.

Also — before people assume real estate agents are posting this because we have some hidden agenda or personal benefit… we don’t. We are posting this to educate people who aren’t in the industry witnessing first hand what we do.

Most agents aren’t economists, politicians or policy makers. We are simply on the front line every day watching what is happening in the market in real time.

We see:
• Investors struggling with rising costs
• Tenants struggling to secure rentals
• Owners reconsidering whether keeping an investment is viable
• A severe shortage of housing supply

These conversations aren’t about fear mongering. They’re about educating everyday Australians on how policy decisions can create ripple effects across the entire housing market — especially for renters.

Some people see the strength.
What they don’t see is what it took to build it.

For the last 3 years, I’ve faced public humiliation, online abuse, threats, harassment, false accusations, damage to my property, and constant attempts to tear me down — simply for speaking my truth and continuing to stand in it.

There have been moments where the weight of it all felt overwhelming. Moments where I questioned myself, my worth, and whether I had the strength to keep showing up publicly while privately carrying so much stress, anxiety, and emotional exhaustion which lead to health issues including high cortisol.

The reality is — resilience comes at a cost.

Despite everything, I kept showing up for my clients. I kept building relationships. I kept fighting for families, negotiating sales, answering calls, attending opens, and pushing forward even on the days I felt completely drained.

And through all the noise, one thing has remained stronger than the negativity:
The trust and support of the people who truly know me.

I’m proud that even during the hardest seasons of my life, I’ve continued to build a strong client base, strong results, meaningful relationships, and a business grounded in authenticity and resilience.

This post isn’t for sympathy. It’s for honesty.

Because behind every “strong woman” is usually someone who had no choice but to become one.

To everyone who has supported me, defended me, trusted me with your homes and your stories — thank you. You’ve reminded me that character will always speak louder than rumours.

And to anyone silently fighting battles behind the scenes: Keep going.
Your strength is not defined by what tried to break you — it’s defined by the fact you kept standing anyway.

Real estate isn’t always the highlight reel you see on social media..and today I want to be real and genuine and share this with you as I do when I share my wins.

APRIL 2026 Feedback

7 offers across 5 homes.
3 of those were over $200,000 - $300,000 below market value offers.
1 has sold unconditionally
1 is under contract
1 negotiated - awaiting legal advice Tuesday to put pen to paper.
& 2 high end homes - still awaiting their buyer.

Inspection issues. Low enquiry. Low appraisals. Doubts. Emotions. Raw Reality. 🤷🏻‍♀️

Buyers offended with an Agents honesty but then complain when Agents aren’t honest. You can’t win.

And yes… it can be very discouraging. 😕

Here’s the truth most people don’t talk about.
This business will test your patience, your mindset, and your faith.

And most people don’t see 🫣
That just like we (real estate agents) celebrate the wins with our clients—the excitement, the happiness, the success of becoming a new homeowner…
we also carry the other side with them.
The fear.
The frustration.
The worry and sadness when deals fall apart or don’t come together in the timeframe the client has expected. They doubt their home; they question why they have low interest; or no offers.

In my 10 years in this amazing career I have learned that I can’t control how every deal turns out…and I can’t control people showing up.
But I CAN control how I show up. 😎

And I choose to keep showing up—with commitment, positivity, and faith that everything happens for a reason.💫👩🏻‍💼
