Growth across Victoria is continuing at a more measured pace, with regional areas and outer Melbourne leading demand.

For investors, this signals a shift in where value sits, with stronger annual growth in more affordable markets and a need to think long-term over short-term peaks.

For tenants, a stabilising market can mean more consistency, but with demand still strong in key areas, quality properties and good management remain key.

We manage almost 2,000 properties nationally. This is what we’ve learned about what tenants actually want.

✔️Not perfection. Not instant fixes. Just clarity, consistency and a sense that someone’s actually on the other end.

✔️A response matters. Even if it’s not solved yet, being acknowledged goes a long way.

✔️ It’s rarely the big issues that cost you a renewal. It’s the small things that sit unresolved for months, like a leaking tap that goes unfixed.

✔️ Language matters more than we think. The tone of an email, a template, a simple update, it all shapes the experience.

✔️ Clear communication beats delayed perfection. Say what needs to be said, when it needs to be said.
And the basics? They’re not bonuses. They’re expected. Reminders. Receipts. Systems that work.
