Tenants, you often approach agents for tips on your tenancy applications. Here are some insider insights on what to do when next applying for a rental property in Queensland:
•Bearing in mind we are in the midst of a rental property shortage, with demand far outstripping supply, it is important to submit your application promptly. This means you should submit your completed application to your agent as soon as you see the property advertised. If you wait until after the first open home, there will likely already be a queue of applications ahead of yours to be assessed.
•Ensure your tenancy application is complete with all relevant supporting information when submitting your application including proof of income, rental history and contact information.
•Be contactable! Your agent may require additional information from you or have additional questions to discuss with you. If we cannot get hold of you, this will slow down the application assessment process.
•Attend the open home or viewing if possible. This will show genuine interest in the property and give you a chance to ask any additional questions that you may have.
•Carefully consider whether the property you are applying for is suitable for your needs. It sounds obvious but your agent agent will be assessing your overall suitability for the property around affordability, rental history and risk.
