Spring has traditionally been one of the more active periods of the year for real estate. But will we see the same this year?
With the weather warming, people become more motivated to make a move, buyers who have been watching the market over winter start to re-engage, and we generally see an increase in properties coming to market.
But is this year going to be the same?
Honestly… nobody knows.
With the cost of living still putting pressure on household budgets, borrowing costs remaining a consideration and buyers becoming increasingly selective, I don't think anyone can confidently predict exactly what the next few months will bring.
What we do know is that the Gold Coast remains one of Australia's most desirable lifestyle destinations.
People continue to want to live here. Population growth remains strong, supply remains a challenge in many parts of the market, and demand hasn't disappeared , it has simply become more selective.
For sellers, that means presentation, pricing and marketing are more important than ever.
The days of simply putting a property on the market and waiting for buyers to compete against each other shouldn't be relied upon.
For buyers, a changing market can create opportunities too. More choice, less urgency and the ability to negotiate can be just as valuable as chasing the market when competition is at its peak.
So as we head towards spring, my advice is simple:
Don't try to predict the market. Understand it.
