Anyone looking for an investment property in Detroit? 🏠💵💰

I know a lender that will lend for as low as $50k (very hard to find!). 20-25% down ($15,980-$19,975) and money for closing costs and it’s yours.

With an interest rate at around 7%, your monthly payment would be $398. Let’s say insurance is $750 for the year- the total monthly payment is $461.18.

Section 8 would be around $1200 in rental income. Non-section 8 around $950. Management fee 10%

Tenants pay all utilities in Detroit- you pay insurance and management fee. So even with a loan, you would cash flow around $400-619 a month.

When we get that Accepted Offer call for our buyer 🤓(IDC y’all are going to love me, cheesy Realtor posts and all). But for real, this year has been a magical one for us and our clients. As tough as this market has been for our buyer clients, we have still been lucky to land them some amazing deals, shoot just getting the deal in this multiple offer climate is a blessing.
