DONT GO WITH THE BIG AGENTS

After engaging a well know big agent for the sale of my property in the Brunswick area I realised what a mistake it was after meeting Darren at Grantham Real Estate.

I thought I was engaging an agent but turns out at inspection time you are only just a number and only get an inexperienced boy/ girl from the office although the commission stays the same. Not to mention the follow up for information that you end up chasing up yourself and having to tell them that the inspection times were only going on the internet the day before or that morning of inspection surprise surprise no one turns up.
And 3 weeks in they want you to lower the price they recommended 3 Weeks earlier.

So I rang Darren at Grantham Real Estate

Makes appointment for the very next day to see me.
Has great local knowledge and explains everything that is easy
To understand and where I (they we’re going wrong with the marketing)
Has my place on the market in 24 hours (The Big Boys took over a week)
Had inspections times organised with 3 days with plenty of notice for prospective buyers.
Has buyers through the place straight away after having no one through

DOES THE THE INSPECTIONS HIMSELF.

So you know you have experience at hand for any prospective buyers questions.
All information could be followed up online, buyers through etc.
Darren rang me with follow up information at the end of every inspection.
(This did not happen with the Big Agent)
Had my place sold within 5 weeks at my asking price.

Market Snapshot - December 2021

The proportion of vacant properties rose to 5.5 per cent for metro Melbourne, while it also went up to 1.3 per cent for regional Victoria over the month.
The weekly median rent for houses in metropolitan Melbourne increased to $500, while it went up to $420 in regional Victoria.
