How I Achieved a Higher Sale Price in a Competitive Market
Recently, I had the privilege of listing a home for sale that was in direct competition with a very similar property just a street away. Both homes were built by the same builder, were the same age, and had nearly identical floorplans. On paper, the two homes seemed almost identical in value.
However, there was one key difference: the strategy I employed to sell the property.
While my competitor’s home was listed at the same time, I implemented a timed sale method—an approach I’ve used successfully to drive up demand and create a sense of urgency among potential buyers. By carefully planning and executing the right marketing strategies, including setting a specific date for offers, I was able to generate a heightened sense of competition.
As a result, we saw an increase in interest, multiple offers, and ultimately, I was able to achieve a higher sale price than the comparable property just down the street. The timed sale method created the perfect environment for a successful sale.
To put it into perspective for all the stat-focused sellers:
My property sold for $965,000, while my competitor’s property sold for $922,000.
