🚨BREAKING NEWS🚨
🚨Bulimba Barracks Approved🚨

As a team, for many years Di Farmer MP and I have been fighting to make sure our community’s voice is heard on the future of the Bulimba Barracks site.

When the site was first listed for sale by the Federal Government, we advocated for State Government ownership of the site. The Queensland Government made offers to purchase the site from the former Federal Government. These offers were rejected, and the Shayher Group were the successful purchasers.

Since that time, we have worked with you to develop a community masterplan over the area. In recent times, the Shayher Group lodged a development application with Council to effectively create a new masterplan for the area. Our position has been that any new masterplan should be consistent with the community developed masterplan but that it also takes into consideration the changing needs of our local area.

The new masterplan submitted by the Shayher Group has now been approved by Brisbane City Council.

Some important points to note in the approval that residents have raised with us and we have advocated for are:-

• There is no reduction in green space from the community developed masterplan;
• Tugulawa Park is increasing in size from approximately 5100sqm to approximately 9700sqm and will finally be decontaminated to a residential standard;
• A new bus turnaround area will be developed at the end of Apollo Rd;
• The sports and recreation area on-site will be large enough to accommodate soccer, cricket, junior AFL and other sports consistent with the community developed masterplan;
• Taylor St and Lytton Rd will be upgraded to a signalised intersection;
• Building heights have been maintained and are consistent with the community developed masterplan (5 storey maximum in the middle of the site, low density on the edges);
• The Apollo Rd Bus stops will be upgraded and expanded to accommodate larger buses;
• The existing entrance through Tugulawa Park has been shifted East to improve safety and will provide 2 lanes of traffic, kerbside parking, fully separated cycleway and footpaths consistent with the community developed masterplan;
• The original fabrication workshop building will be retained and renovated, it is also heritage protected;
• Hood St will be upgraded to allow for vehicle turning;
• The site will be decontaminated and an independent auditor appointed to review the works.

As the development application was impact assessable, strict appeal timelines apply for both those who made a formal submission (you will be notified by Council) on the application and also for the developer. If there are no appeals, then the development will proceed to the next stage.

Please note that there will be further development applications on this site in the coming years that will detail the buildings to be constructed, roads and other infrastructure – we will keep you up to date once these are lodged. The only physical works approved at this time on the site will be the removal of some buildings – no further works will occur at this stage in the development process with future development approvals.

During the 2011 and 2022 floods, properties in Bulimba were affected by water coming up from the river through the drainage networks and into streets, commonly referred to as backflow flooding.

In a study following the 2011 floods, feasible locations were identified for the installation of backflow devices, including Coutts Street, Kenbury Street and Bulimba Street, along with other locations across the Morningside Ward.

Sign Councillor Kara Cook - Morningside Ward’s epetition below and join those calling on the Brisbane City Council to urgently install backflow devices in these identified locations. The valves won’t prevent flooding, but would help lessen its impact during future flood events.
