“The best time to plant a tree was 100 years ago. The second-best time is now.”

It’s a proverb that perfectly sums up the conversation I have with many buyers today.

A lot of people feel as though they’ve missed their opportunity to get into the property market.

The reality is, you can’t buy property in 1980, 1960 or even 10 years ago unless you already did.

If you’re feeling the pinch, it doesn’t necessarily mean you’ve missed your chance. It may simply mean you need to think differently.

That could mean buying in an area you don’t want to live in right now, renting that property out, and continuing to rent where you do want to live.

Could property be cheaper next month? Maybe. The month after? Possibly. Nobody knows.

But when you look six months, 12 months, five years or 10 years ahead, history tells us one thing: today’s market is often the cheapest you’ll see looking back.

The question isn’t whether you should have bought years ago.
The question is what your next move is from here.

How do you maintain momentum when conditions get tricky?
How do you stop a campaign becoming stale?

Because while the market is still producing strong results, it’s also more selective than people realise. Most campaigns only have a small number of genuine buyers, which means the way those buyers are handled matters enormously.

The difference between a property selling well or sitting on the market for months often comes down to negotiation, communication and experience under pressure.
