Another rate rise today — up 0.25%.

I know it can feel like a lot at the moment, but in real terms, this one on its own is usually around $40–$160/month depending on your loan.

Not nothing… but also not as dramatic as some posts make it sound.

It’s more the build up over time that has the biggest impact.

If you haven’t reviewed your loan in a while, it might be worth a quick check in — even just for peace of mind.

Meet my most dedicated marketing assistant. She doesn't complain, she doesn't ask for a salary, and she rocks the flyers like a pro. 🙌

*(Yes, I still do letterbox drops. Yes, in 2026. With a pram.)*

I was reminded of this recently when I accidentally dropped a JUST SOLD flyer into the letterbox of a house that a fellow agent had listed — no sign out front, so how was I supposed to know? 😅

He was very gracious about it. Mostly.

His exact words were: "I didn't think agent's still did letterbox drops?"

Fair question, mate. Here's my answer:

'Me. I do. Because I'm building something real all over again and I'm not too proud to pound the pavement while I do it.'

I once had a billboard in Kalgoorlie. True story. I'll find it and pop in the comments 😂

Right now I've got a pram, a stack of flyers, and a baby who is arguably better at charming the neighbourhood than any billboard ever was.

Every agent's journey looks different. Mine just happens to involve nap schedules and walking shoes.

And honestly? I wouldn't change it. 🏡❤️

This is a great overview of the Bunbury market at the moment.
From what we're seeing on the ground, entry level homes have really surged, while mid to higher price points are still performing but often with a slightly longer time on market as affordability stretches.
Right now the difference really comes down to price, position and presentation.
