SOLD – 2 Parker Street, Millbank

This one didn’t come easy… but that’s exactly why it’s worth talking about.

This property presented some serious challenges:

No recent comparable sales to guide pricing
Poor access
Heavily treed land
Restrictive council zoning

Right from the start, it was clear this wasn’t going to be a “set and forget” campaign.

I kicked things off with a 2-week “Submit Offers” campaign — not to sell immediately, but to identify who was watching, what their intentions were, and most importantly, where the market saw value.

That process gave us critical insight:
✔️ Who the real buyers were
✔️ What was holding them back
✔️ Where the price needed to sit

Once we had that data, we relaunched with a sharp price… and the response came from all over the country.

Developers saw the upside — large parcel + central location — but the same issues kept surfacing: zoning, access, and risk.
Most offers came with long, drawn-out conditions… tying the property up with a “hope for the best” outcome.

That wasn’t good enough.

So I changed strategy.

I went door knocking.

Why? Because the key to unlocking this property was the surrounding land.

That effort uncovered two neighbouring investors who could see the true value in securing the site alongside their existing holdings.

After some solid negotiation, we struck a deal that worked for both parties — and got it done cleanly and promptly.

The takeaway?

Real estate isn’t just open homes and handing out offer forms.
It’s about:

✔️ Listening to the market
✔️ Adapting the strategy
✔️ And doing the work others won’t

This property pushed every boundary — and while there’s no street record headline here, it’s one of the most rewarding deals I’ve put together.
