"JUST LISTED or SUBMIT OFFERS!" 🏡 “WHY WON’T THE AGENT JUST TELL ME THE PRICE?!”

Buyers… I hear you!

A brand-new property hits the market and there’s NO PRICE attached. Annoying? Sometimes. But there’s actually a reason agents and sellers may choose to launch this way.

When a property first hits the market, we don’t always know exactly where buyers will see its value. If its super unique or rarely found its a risk some sellers do not want to take, as pricing the property is guess!

Yes, we have comparable sales.
Yes, we have an appraisal range.
Yes, the seller usually has expectations.

But ultimately, the market helps determine the price.

Launching without a fixed price can give us a chance to see where genuine buyer interest sits BEFORE accidentally putting a ceiling on the property ~ or pricing it too high and scaring good buyers away.

It also gives buyers the opportunity to say:

💬 “This is what the property is worth to ME.”

If several buyers are all seeing similar value, that gives the seller some pretty valuable feedback about where the market is sitting.

So when you ask me “Michael, what do they actually want for it?” 😂

I’m not necessarily trying to be difficult or keep a big secret from you! Sometimes we generally do not discuss price with our sellers until we have market feedback from the people who matte most, the buyers!

Sometimes, particularly in the first few days of a campaign, we’re genuinely letting the market speak first. Some come through the property, get a feel for it, and make an offer based on where you see value.

My advice? 👇

If you LOVE the property, don’t automatically scroll past because there’s no price.

Ask the agent. Have the conversation. Look at the comparable sales. And if it feels right, put forward what you believe it’s worth.

You might be closer than you think. 🏡💛
