They walk through… look at the kitchen, the styling, the “feel” and completely miss the things that actually matter.

Here’s a simple way to approach your next inspection 👇

THE 5-MINUTE BUYER CHECK (SAVE THIS)
1. Structure first (don’t get distracted) Walls, ceilings, floors. Look for cracks, movement, uneven surfaces. These are expensive problems, not cosmetic.

2. Water tells the truth - Check for stains, mould, swelling in skirting boards. Bathrooms, ceilings, around windows. Water damage = hidden cost.

3. Light + layout (liveability) Natural light, airflow, room positioning. You can’t easily change this and it impacts value long term.

4. External tells the story - Roof condition, drainage, yard slope, neighbouring properties. What’s around the home matters just as much as inside.

5. Ask yourself this “If I had to spend $20–50k on this property… where would it go?” If you can’t answer that, you haven’t looked deep enough.

Most buyers don’t miss out because they didn’t find a property… They miss out because they didn’t know what they were looking at.
