We know settlement day doesn’t always go to plan… but what matters most is how quickly challenges are identified, tackled, and resolved.

Here’s a few challenges for today.

🏡 SETTLEMENT 1 – LAST DAY OF GRACE, HIGH STAKES
Our first settlement of the day faced major delays, with one party nearly in a penalty interest situation and on the final day of grace.
Rather than risk further delays, decisive action was taken — one party flying in from site, securing bank cheques, and heading straight into the city for a paper settlement. This settlement was rendered ineligible for electronic conveyancing because.. the contract was incorrectly prepared. An error that could have resulted in potential extra costs to one or both of the parties.
✔ Same-day resolution
✔ Settlement achieved
✔ Crisis averted

🏡 SETTLEMENT 2 – FINAL INSPECTION DISPUTES
Our second file hit unexpected roadblocks with final inspection concerns, including excessively high water consumption and building defects under dispute between builders and inspectors.
Through fast communication, troubleshooting, and practical resolution strategies, all parties were brought together.
✔ Issues resolved
✔ No penalties to buyer or seller
✔ Successful settlement achieved

🏡 SETTLEMENT 3 – CAVEAT CONFUSION
Our final settlement faced lender hesitation due to a caveat over the property. While the caveat did not legally prohibit settlement, uncertainty caused significant delays.
By clearly explaining the caveat position, troubleshooting lender concerns, and guiding the process confidently, we achieved the outcome everyone needed.

AML (Anti-Money Laundering) and CTF (Counter-Terrorism Financing) laws are designed to prevent criminals from using legitimate businesses to hide illegally obtained money or fund terrorism.

What is Tranche 2?

As we farewelled 2025, my heart is full of gratitude.
To every client, supporter, referrer, friend and family member — thank you for trusting me, supporting my business, and being part of what made this year such a success.

2025 brought growth, achievements, lessons and plenty of moments to be proud of. Every milestone — big or small — was made possible because of the incredible people around me.
